The typical desert vegetation you’ll find is Palo Verde, Ironwood and Juniper trees to spectacular Giant Joshuas and very scenic Saguaro, Prickly Pear, Yucca and Cholla cactus.
The 40 acres is situated over one of Mohave Counties largest and most plentiful aquifers. The water quality is excellent and full domestic water rights are conveyed to the owner. Water is to be provided by individual wells at your cost, no current well exists on the property. The Arizona Department of Water resources has provided a water statement which indicates that wells in the area have depths from as low as 80 feet to over several hundred feet. The cost for drilling a domestic water well runs approximately $20 per foot, depending upon the size.
While conventional electric service is not currently available, although expected in the coming years, solar or wind power technology is an excellent alternative form of energy. Waste water disposal is achieved by individual septic systems; no current septic system exists on the property. Cell phone service is available over much of the area and will improve as additional towers are constructed in the area. Please consult your cell provider’s website for actual coverage maps. DirecTV and The Dish Network offer complete TV and internet coverage on the property.
The 40 acre property is currently zoned AR-36 (Agricultural-Residential) and has been professionally surveyed and a survey map has been recorded with the county by a registered land surveyor. All property corners are clearly marked.You may subdivide the property but be aware that county zoning must be complied with and you will need to apply for a rezone in order to subdivide. The approximate annual property tax on 40 acres of land calculates to be a little over 1% of the purchase price per year. (i.e. - $39,900 @ .0125 = $500/ year)
County and private roads have been constructed along recorded right of way easements assuring you easy access to the property both now and in the future. The maintenance of these roads is taken care of through an Owners Association. The Association currently has dues of $95.00 per year. The dues cannot increase more than 10% per year to meet the needs of the Association without a majority vote of the Property Owners.
