About this 1 - Unusual

Illustrated here, a design exercise by Interior Designers, 'The Design Workshop', is a COMPLETELY refurbished Ground-Floor 'Pied a terre'/Bachelor Pad/Retirement Apartment, brought up to the 21st Century, and presented in IMMACULATE condition. The Entrance door has a FULL hardwood frame, including Canadian White Oak front step (which will outlast the entire building!), and shows the name and street number in frosted glass slatting. The entrance door opens to a small, quarry-tiled lobby, with dimmed lighting and Coat hanging, and a further (stable style), bow door to enter the apartment proper. Note that each door is fully secure, the outer with a 'euro' barrel lock, and the inner with a 'five-bar' tumbler. Entering through the inner door, one encounters a charming shaped hallway, half quarry-tiled, half pine-floored, leading to four solid pine doors. Naturally, the entire apartment is 'under-floor' heated. The first door to the right is to the small bathroom, complete with W.C., Bidet, Wash-hand basin (all with gold-plated furnishings). There is a large mirror above the basin, which fronts a concealed cupboard, and under (and behind), sanitary wear is further bespoke cabinetry, topped by marble tiling. The floor is laid to quarry-tiles, and the walls elegantly boarded, with a stepped dado level. The double-glazed window has its own cheeky roman blind, depictring people in various positions reading. Behind an elegant shaped cupboard is a gas-fired condensing balanced-flue boiler, which gives instant hot-water for heating, and washing, etc., without the need for either a hot, or cold water tank. The second door on the right from the Hall, opens to the Designer-built shower-room, with gold-plated furnishings. The walls are rustic tiled and black slate with inset shelving, and concealed lighting. Next on the right from the hall is an office area, with extensive storage, presently equiped with two computer workstations (with 'slide-away' keyboard drawers). Naturally, 'broadband' is currently in-use (NTL cable), and the BT box is intact and available should a potential buyer prefer. The office area employs no less than seventeen power points (mostly under the built-in desk), a telephone point, and aerial point, and network point to the living room. There is also wiring from the office area to the living room to carry video and audio signals should the buyer wish. The office area has inset light-fittings, and built-in sperakers in its unusual 'slatted' ceiling. The office area also contains 'service' access to gas and electricity meterage, and switchblocks, and interestingly, includes useful 'underfloor' wine-storage areas. The office also borrows light from the kitchen area (via two elegant windows), which is the next area on the right. The kitchen is entirely new, and includes a 'range' five-burner, gourmet style double-oven cooker, with 'Orinoco-River Slate' and 'charcoal-mirror' tile backdrop (brick-built farmhouse style), extractor flue. The kitchen contains extensive storage, and (illuminated), worktop areas, including an island unit. There are no less than fourteen brass power-points available. The kitchen is complimented by a built-in Fridge-Freezer, Washing Machine, and Dish-Washer, and the granite sink includes a waste-disposal unit. All work surfaces are tiled, and the centre island includes a marble 'rolling' block. This is a sumptuous gourmet kitchen fit for a discerning chef. The kitchen is open-plan with a large living/dining area (4 x 6 meters approx), which includes a double-glazed bay window (with roman blinds and voiles), to quiet communal gardens at the rear. The living room is laid to rustic tiling and laminated Oak floor, and employs extensive shelving for book/other storage. There are both BT and NTL telephone/cable points, and two aerial sockets, one of which is present in the built-in 'entertainment' storage area/cupboard which is also the termination point for network/audio/ and video cabling from the Office area. There is also a telephone point in this area. This area contains a further eight power points! Worthy of note is the four separate lighting systems (all dimmed), and the 'tilted' suspended ceiling feature. On the living room side of the kitchen 'island' is a wine cupboard, above which is a shelf (with two further power points), ideally located for a home-cinema projector (opposite a completely flat, blank wall). Behind the 'shelved' wall in the living room, and access from the hallway is, first, a small 'utility' room, with (concealed, heated airing cupboard), easily enough room to store Ironing board, step-ladder, Vacuum, etc., etc. Finally, the double-Bedroom is laid to Beech laminated floor, very minimalist in style, with inset ceiling lights, power points (four), aerial socket, and double-glazed window with another roman blind. The Bedroom leads to an illuminated 'walk-in' wardrobe, complete with over three metres of hanging-space, shelving, and floor storage. The entire apartment is presented in immaculate condition, there is NO further work needed, and the owner offers a 119 year lease, with NO chain (moving abroad). Offers in the region of £165,000 will be considered, and viewing can take place by appointment (please eMail in the first instance)
