Main entrance into kitchen/living area is 7.1m x 5.3m of which the fully fitted kitchen (4.2m x 5.3m).  Large featured opening leading into living area (5.3m x 2.9m) with a good quality woodburner and original beams.

 

Door in kitchen leads to a downstairs shower room/WC and walk-through larder, which leads into the utility room.  This massive area (4m x 8.6m) houses the big boiler which heats the water for the main house and the central heating for the house and guest cottage.  It has a china sink and is plumbed for washing machine, with plenty of room for tumble dryers and freezers.  Stairs lead to a floor attic storage area which could be turned into another bedroom.

 

Two other doors exit the living area of the kitchen, one to a downstairs bedroom (3.6m x 3.2m) and the other to the study/hall (3.6m x 3.3m) which has a large wardrobe cupboard.  This room has wooden stairs to the first floor.  A door from the study goes into the lounge (3.2m x 6m).  This room has beams and French window leading out into the garden.

 

The master bedroom (3.5m x 4.6m) has en suite shower room/WC.  This room features a stone wall with a large window overlooking the garden.

 

The other bedroom (3.4m x 3.5m) has an en-suite bathroom with shower over the bath.  This room has original beams, velux window making it a light and airy room and also overlooks the garden.

 

Attached to the main house is a single storey guest cottage.  As mentioned before it has the potential for an income or used as separate accommodation for friends and family.  The open living area (5.6m x 5.9m) has the original Charentaise fireplace with a large featured stone wall, stone sink and bulls-eye window.  The kitchen (4.2m x 3.6m), which has a large featured opening from the living area and is fully fitted with a velux window.

 

A small hallway leads from the living area into the huge bedroom (5.5m x 5.6m) which also has an original Charentaise fireplace, en-suite shower room/WC and walk-in wardrobe.

 

Behind the cottage is a garage (6m x 3.7m).

 

Gardens:  There is a large parking area where at least 4 cars can be parked.  Beside this is a separate workshop (6.3m X 2.6m) supplied with electric.  Behind the workshop is the main garden consisting of a large vegetable plot and above ground octagonal swimming pool with timber-decking surround.  The whole area of land is a massive 2500 sq m.

 

The major towns of Angouleme and Poitiers are all approx 45 min drive with Ruffec being only 5 km from the village, where there are three major chain supermarkets and a hospital with an A & E department.

Area Information

The Charente department is located in the south-east of Poitou-Charentes. The countryside offers a unique and varied environment for walkers and mountain bikers from rolling hills in the east to a flatter landscape in the west. It enjoys its own micro-climate which offers the second highest hours of sunshine in France. Les Adjots is very well situated with great roads to the Channel ports. It has access to Poitiers, La Rochelle, Bordeaux, Bergerac and Limoges airports, all within 2 hours. Furthermore, you can fly from either Gatwick or Stanstead direct to the Angouleme Champniers-Brie airport. . Les Adjots is a village 5 km to the north of Ruffec which is situated close to the big towns and has more than 100 successful shops including 3 major chain supermarkets. Other amenities include a hospital (including an A & E department) schools (for varying ages of children) and a variety of sports associations (including tennis, gyms and a open air swimming pool). A market is held every Wednesday and Saturday. There is also an English Market held once a month. Angouleme (45 km) is a cathedral town which is split into an upper town, known as le Plateau and a lower town which includes everything outside the ramparts. The Cathedrale St-Pierre was first built in the 12th-century and has been rebuilt four times. It is known for its impressive facade which depicts the Last Judgement. The north ramparts are probably the best spot for views over the Charente Valley. It also has a multimedia centre dedicated to comic strip art and cartoons and holds a festival every January. There is an annual Circuits des Remparts held every September and is the weekend when classic car enthusiasts descend on the town to celebrate one of only 3 remaining European car road races – the other 2 being at Pau and the Monaco Grand Prix. Poitiers (50 km) is a town that is very picturesque and is one of France’s oldest cities. Its streets are interesting for their remains of ancient architecture, especially of the Romanesque period, and the memories of great historical events including Joan of Arc, Richard the Lionhearted or Eleanor of Aquitaine. On the outskirts of the city you will find the fabulous Futuroscope, one of France’s most visited attractions, which is a theme park that provides both entertainment and education for all the family and includes over 20 theme-based attraction areas and is a wonderland of new technology devoted to the moving image. Cognac, (90 km) is the medieval town which bears the name of the region, is attractive with its narrow medieval cobbled streets and elegant Renaissance facades. It is here that the fabled nectar has been created since the 17" century World famous firms such as Hennessy, Otard, Rémy-Martin, Courvoisier, and Renault-Bisquit are located here; each distillery has its own secret and unique process for mixing the various blends of its eaux-de-vie. You can join guided tours to learn about the double-distilling process that goes on in copper stills before the ageing in oak barrels. La Rochelle is most famous for its old harbour and its three outstanding medieval towers. The vibrant lifestyle attracts an international set and there are trendy bars and excellent restaurants aplenty. Third of la Rochelle's seafront towers is la Tour de la Lanterne, in which a huge candle was lit nightly as a beacon for incoming craft. The town centre is easily reached, and on the bustling arcaded streets, you'll see plenty of fine architecture. La Valle des Signes (Monkey Valley) near Civray. This park was created in 1998 to help in the preservation and protection of primates and their habitats and is unique in France. Its aims is to make man aware of environmental problems i.e. destruction of tropical rain forests and to help in the reproduction of endangered primates. The park covers over 37 acres and consists of about fifteen tree-filled lush green islands where the monkeys can move about in total freedom and come into direct contact with visitors. It is an absolute brilliant day out. Zoodyssee near Villiers en Bois. This park is set in 25 hectares of preserved natural landscape where over 600 wild European animals reside. In order to ensure that the animals live in a natural environment the park has produced a landscape full of the natural fauna of the animals habitats. If you are not into travelling any distance there are loads of little picturesque villages within a 12 km radius i.e. Nanteuil-en valle and Verteuil sur charente or perhaps have lunch at Condac sitting overlooking a weir on the Charente river which is a beautiful setting. .
