Lovely large detached house located on the beautiful Isle of Islay.
This spacious house is set on a gentle hillside overlooking a small pretty fishing village, located on the shores Loch Indaal.
Fantastic panoramic views over the sea loch, to the mountains and across to the hills of Antrim. The house, built in 2004, offers 5 spacious bedrooms with many additional features. The interior has been finished to a high standard and would suit families and/or be ideal for B & B accommodation.
The house faces the East and enjoys the sunshine all day with a south facing sun room.
Fabulous sea and mountain views from the front windows, the large German built kitchen enjoys the morning sun rises. The kitchen also boasts a new, (almost black) AGA, a double NEFF oven and a gas hob with wok burner.
A utility room accommodates all white goods and the oil fired boiler, this leads to the back porch.
Just off the kitchen is the family room which can be used for separate dining or an extra seating area or play room.
The large spacious hallway with oak laminate flooring opens out into the front porch.
There is a downstairs bathroom with WC and wash hand basin.
There is a walk in cloakroom which can hold shoes and coats. Both the cloak room and bathroom open into the hall way.
The sitting room/reception room leads off from the hall way. This is very spacious extending the width of the house to about 27' long. The focal point of this room is the inglenook fireplace made from reclaimed brick and a reclaimed oak beam, this burns logs, peats and coal. The sitting room has 2 windows at the front, another at the side and 2 French windows at the rear opening out to a patio area. The sun room leads off from the sitting room via a fully glazed door. The sun room, also with oak laminate flooring has panoramic views over the loch, out to the Atlantic Ocean. There is a ceiling fan recess into the roof of the sun room to cool the room as the summer sun pours in through the windows, there is also a slate roof.
The study leads off from the sitting room, this has plenty of sockets and telephone points for computer installation.
The generous staircase leads from the hallway in 3 stages. The large landing is big enough to hold a small reading area with bookshelves and armchairs, a Velux window illuminates this area with natural light.
The family bathroom boasts a walk in shower, an extra large stainless steel bath, WC and wash hand basin.
There is a walk in airing cupboard which leads off from the landing, this houses the hot water tank.
There are 3 good sized bedrooms all with fitted wardrobes. The 4th bedroom has a WC and wash hand basin in a small en suite bathroom, the master bedroom has an en suite bathroom with walk in shower, bidet, WC and wash hand basin.
The loft is spacious, and with modification could be turned into additional bedrooms/bathrooms.
The house is accessed via a lane (Manse Road) which is approximately one quarter of a mile from the main road between Bruichladdich village and Port Charlotte. The village of Port Charlotte, approximately 20 minute walk, is a pretty fishing village with 2 pubs, a tea room, a museum, a wildlife centre, a shop/post office, a community hall, play area for children and the local primary school.
The house is well placed for access to all areas of Islay. It is set in one third of an acre of land and a small stream runs through the lower front garden. There is a small shed at the rear of the house, useful for string lawn mowers, bikes etc.
It is overall a delightful property, located on an island renowned for it's natural beauty of unspoilt beaches and abundant bird and wild life.

Area Information |
| Famous for its numerous whisky distilleries, Islay is a beautiful island with a dozen beaches, several historical sites and not too many tourists. On a clear day you can see over to Ireland.
Leisure facilities include a swimming pool in Bowmore, tennis courts in Port Ellen, a golf course at Machrie and diving around some of the many local wrecks.
By the way, Islay is pronounced 'eye-la' (you don't sound the letter y).
The human population of the island is around 3400. It is estimated that the island is also home to over 60,000 geese!
How to get to Islay
By ferry:
There are two ports on Islay: Port Ellen (tel: 01496 302209) in the east and Port Askaig in the north. Both are served by vehicle ferries from Kennacraig (tel: 01880 730253) which is located on the Kintyre Peninsula (100 miles north of Glasgow) and is served by the CityLink bus service from Glasgow
The official Caledonian Macbrayne web site lists the current ferry timetables and fares. Crossing time is approximately 2 hours. Vehicle reservation is required in advance.
On Wednesdays it is usually also possible to travel between Oban and Port Askaig. A ferry leaves Port Askaig at 10.40am and reaches Oban at 2.55pm. The ship leaves Oban at 3.15pm and returns to Port Askaig at 7.20pm. The journey is made with a 15 minute stop at Colonsay.
If you are going over on the ferry from Kennacraig to Islay and need a place to stay beforehand, Springside B&B is a traditional cottage overlooking Tarbert harbour (just 5 miles from the ferry terminal at Kennacraig) between Loch Fyne and the Mull of Kintyre.
A small passenger ferry called the Lady Jayne operates from the island of Colonsay to Bunnahabhain and Port Askaig on Islay. This return trip operates on Mondays only.
Other sailings can take you from Colonsay to the isle of Jura or Uisken on the isle of Mull.

By air:
Flights are available in light aircraft from Glasgow (35 minutes). The airstrip is near Machrie Bay, 4 or 5 miles from Port Ellen. Prince Charles almost crashed his plane here a couple of years ago. Details online about Glenegedale Airport (telephone number: 01496 302022).
Bus
Public transport on the island is good. There's a coach and minibus service run by a local company, plus the post bus operated by the Royal Mail. Bus Timetables are available online through the Islay directory.

Boat trips from Port Askaig are operated between April and November by Islay Marine (tel: 01496 850436).
Northern Light offers private charter, wildlife cruises, bird-watching and whale-watching cruises, dive charter, island cruising and research and survey services. 2 boats based in Oban. Phone 01680 814260.
