It has Planning Permission for a log house (see my other sale, ref. 62642); plus there are two more Certificats d’Urbanistion so other houses can be built. Water and electricity are already connected. The sewer pipes are laid but not yet connected to the mains drainage, which is on the other side of the chemin. Phone and internet (ADSL) are adjacent to the field but not yet connected.

The cost for a complete build of a two-bedroom bungalow of 90m2 plus garage is 85,000 euros. Currently these are selling for between 140,000 and 150,000 euros.

Notaire fees for sale are approximately 10%.
