This large villa is located in the quiet village Rundvik (1000 souls) just 25 minutes to the airport and walking distance to shops, bars, restaurants and other amenities like a small cinema and a local football field.
Located in the outskirts and bordering vast green areas, and with a short stroll to the idyllic marina, this is the ideal place for the family that wants to get away from the daily stress and noises of the city.
The villa has a full basement with a parking space, a ground floor and a first floor. In total 180 square meters on a 900 square meter plot. Following the Swedish traditions all rooms are spacious and bright with beautiful hand made double glazed windows. Entering through the front door you come to the hall where a staircase leads up to the bedrooms on the first floor and another leads to the basement. From here you enter into the large lounge that through an archway leads into the dining room that has ample seating space. The large kitchen has an integrated dining area with a view of the green areas behind the villa. A large bathroom complete with a bathtub is also found on this floor.
Upstairs a bright hall area connects the two bedrooms with a bathroom. The master bedroom has three large walk-in wardrobes (one of which could easily be adapted into another bedroom) and a beautiful traditional wooden floor. The second bedroom also has a large walk-in wardrobe and the possibility of putting in a fireplace or stove as the main chimney goes through this part of the house. The bathroom on this floor is small but could easily be expanded as this also has a large walk-in wardrobe area; big enough for a jacuzzi or bathtub to be installed!
The high basement currently has a large parking area, a good-sized larder, a boiler-room and a very big hobby room – perfect for carpentry or other do-it-yourself activities.
The house was built in the 1930s using the best Swedish materials and is in an over-all good shape. Pipes and drains have been renovated in the 1980s and the house was repainted in the summer of 2006. Kitchen, bathrooms and first floor is currently under renovation to give it a more contemporary look (as opposed to the widespread 1970-look of the villas interior). However the house still needs a caring hand to make it completely ready to be used as a holiday home. The ideal buyer is handy and would like to spend some weeks on the final touches, which will turn this villa into a true pearl of Sweden.
Because of the ‘under construction’ status of the house we have lowered the asking price of this holiday home to only 45.000 € incl. all legal fees and Swedish taxes (a price that will go up this summer when we return to finish it up – unless of course it is sold at that time)

| The striking beauty of Norrland (Northland) is not just enjoyed during the summer months. Spring and autumn will give a beautiful palette of colours showing the passing of the year.

Note that the Swedish law Allemansrätten allows you to pass and camp on private property (not someone’s lawn though!) for a night. Allemansrätten also allows you to walk through the woods and pick berries, mushrooms and other natural fruits. With the right comes, of course, the obligation of leaving the area as you found it and not disturbing the nature and animals. Remember to clean up after you and bring your waste with you. Not keeping Sweden clean can result in steep fines. |
