This large, old stone house looks over the Roman ruins in the main square of the historic town of Vizinada in the beautiful hill country of north Istria in Croatia. Nestling under the Venetian Bell Tower in the famous truffle and wine growing area, celebrated as the “New Tuscany”, there are far reaching views from the garden to the picturesque hilltop town of Motovun and to the Slovenian Alps to the north. Only 17 kilometres from the buzzing coastal resort town of Porec, it offers the peace and beauty of the hills with easy access to the sea. With regular cheap flights by Ryan Air to Triest a little over an hour away and Easyjet trialing flights to Pula, the area is attracting great interest. The first part of a new 36 hole golf course has been opened and a polo club is planned nearby. Those buying up property to make holiday homes in this beautiful area include the rich and famous. Ralf Schumacher has a country retreat across the valley, a Scottish countess has restored a Venetian palace in Vizinada and Otto Graf von Bismarck owns the house next door. You will be in good company! The house is owned by a Croatian registered company. This is a requirement for non-Croatians to own the house and land. As this company is already in the place, the purchase through buying the company shares can be simple and quick. Although the house has been lived in recently, it is envisaged that it will be renovated and altered to bring it to modern standards and either make it one very large house or more probably a large house from the two upper floors and a self contained apartment on the ground floor. The price for the house and land, including the company which owns it, is only 147,000 Euros. (The company has cost around 5,000 Euros without the house.) Lived in until recently, it is only the first floor which has been used for the living area of the house. This is reached by steps up to a covered portico by the front door. In the current layout this floor includes an entrance lobby, sitting room, living room with kitchen, bathroom and four bedrooms. Much of the space is divided with non-structural walls and we envisage it being changed suit the owners requirements. The first floor, 114 square metres, could be combined with the lofty second floor, which is largely a single unused high roofed open space of about 101 square metres to make a large house on its own. The sitting room with its delightful balcony and window overlooking the square. The staircase to the upper floor rises from this room. The living room is L shaped with the kitchen currently fitted in a screened off area of the L. A further bedroom has been created with partition walls from this area which altogether could form a large central space to the house. The house has once had another building adjoining it to the rear which has disappeared many years ago. For this reason it currently does not have many windows on the back wall. We would envisage some extra windows being added to add light and open up the views to the hills to the north to the main rooms of the house. Like many Istrian houses the ground floor was reserved as a wine cellar and for agricultural purpose. It would now make a superb self contained flat with a combined internal floor area of about 108 square metres. Alternatively it could be retained for storage. The upper floor of this house is currently virtually unused but it provides a huge potential. It is a large airy space with a high roof. there is one existing staircase but another larger one might well be included to get the best use from it. The upper floor is serviced by a narrow staircase and provides a superb space to be incorporated into the living area of the house. The staircase divides the space into one main single area and a separate part over what was once a separate house. The separate upper room. This is in what was originally a different house from the larger part of the property. The main area currently has one room divided off it but could be opened up as a single space or subdivided as you wish. The walls extend to about two thirds normal room height and then the ridged roof rises to give an airy space. Two or three main horizontal roof beams need to be replaced with higher supports to open the area to a suitable headroom. There would be flexibility to replace or supplement the existing staircase with a further one if desired. At present there are only two unblocked windows in the main area. These photographs do not give an adequate idea of the potential of this floor due to the poor light. Because a building formerly used to abut to the rear wall, there are few window there. Additional windows or roof lights would be needed to add to the light and to take advantage of the views. At the moment the rear of the house is not very beautiful!
