I notice that just about all the replies to this have come from various agents or those who have an 'interest' in those agencies.

It is very difficult to recommend a real estate agent. There are some key factors to take into account which may help :
Longevity - how long have they been in business (not just their agent in the UK but here in BG) - if they have been around for several years then they must have happy customers
Response - do they respond to you in a timely and polite manner. Do they really answer your requests and what you really want or do they just try to sell you what they have on their books?
Listening - God gave us two ears and one mouth; do they LISTEN to what you want and try to interpret your wishes and needs into their best available properties and their good advice?
Internet - don't believe everything you see on the internet regarding properties for sale; certainly don't get fixated on a certain property. Certainly do not believe those agents or others who supply agents details on forums, who 'recommend', as you have no idea whether they have any qualification to answer you; nor even the motives behind their response
Advice - get your own lawyer who will work for you; do not trust any agents' lawyers, they are not necessarily working in your interest
Enjoy - most of all take your time and enjoy your search for property here - it should be a pleasure not a major source of stress; after all that is perhaps why you are coming to Bulgaria, to get away from all that stuff

All in all, there is no easy answer to "serious" agents - often it's not the real estate agency as a company but down to the person within the agency you are dealing with who can make the difference. One person will recommend an agency, another will equally deal them a damning blow. It's up to you to test them and trust your own personal instincts just as in the UK.

Alternatively, there are cheaper ways to do it depending on yr circs. For example, you can travel from airport to yr destination by coach for a fraction of the cost of going by chauffeur with agent. There are ways of that kind to cut costs that are totally risk-free.
