Quest Bulgaria 11-04-2005, 01:22 PM With the new property tax valuations at last there is a step in the right direction to get rid of this dreadful practice - which we have been campaigning for over the last year.
Beware the dangers of putting a false (lower) price in the contract compared to the price you actually pay - apart from the illegality of doing this and even the possibility your contract will become null and void, you might save a couple of hundred quid now, but later you will be certain to pay huge capital gains!

A number of investors on my site had these same issues with seller’s insisting on putting lower tax band. I advised my investors to stand firm and insist on putting the correct tax rate. Guess what? The sellers soon realise they didn't have much choice but to agree with the purchasers.
With the new property tax valuations this will get rid of the problem

This is an issue which we have been putting up front for the last year or more now and it seems like the effort is paying off. Buyers are unaware of the dangers and it is nice to see you as an estate agent taking the correct line.
It won't get rid of the problem as the valuation increase is insufficient as yet and will still show a difference between "tax estimation" price and the market price but it is at least a step in the right direction. Who knows, if the government do the same next year, it might lead to the same price between the two.
We ran a series of articles on this in the magazine earlier this year and actually again this month - so anyone who wants to know more can find out how this issue can seriously affect them.

Sorry, I thought you must be an agent for the people you have on your site, particularly those mentioned with submit forms, or have some kind of commission type agreement with them?
Congratulations if you are doing things for free; although you must admit that these days it would be rare to find some doing something for nothing, hence my assumption!
If you are REALLY doing things for free, perhaps you might be interested in putting up some of the Quest Bulgaria magazine content to help your investors? Let me know and we may be able to reach an agreement to release some of the content of the mag to you for specific use. Email me if you prefer.

I am more than happy to provide up to date information and content to visitors to my site. I am very selective as to what goes on my site. The content must benefit my visitor and not cost them or me any money.

You are quite right, and he doesn't even live here, just buying property and telling everyone that where has bought is the best place to buy - what do you think ????
We'd be really happy if you really are expert lawyers in property to talk to you and maybe consider your writing articles for Quest Bulgaria magazine and even having you part of our expert panel on our discussion board... but we would need to seriously talk first, talk to your customers to make sure that they are happy with your services... and get an idea of what you are about... hope to hear from you soonest

As I have said - yes I live here in the REAL bulgarian world. We have been expats for over 10 years now; Chris has been doing business with Bulgaria since 1984 and my father is Hungarian - so we totally understand eastern europe and the thinking here.
We do not need to have bought properties to give help and assistance (although we have indeed personally been through this process - and have met many lawyers and notaries who are a little, shall we say "taken" with the Brits buying in BG) - we have practicing and totally not corrupt Bulgarian lawyers and accountants and other experts to give help to British out there who want to buy here in your country.
We have nothing to sell to any readers or potential readers - all we want to do is help people
