My advice like a location in Bulgaria depends what do you prefer - the mountains or the sea side. If we are talking about seaside my opinion is that the best place to be is Varna. An apartment in the area will cost you 70 000 - 80000 euros for sometyhing around 80-90sq.m. Probably you know that Varna is situated near the summer resorts Golden sands, Albena, St st Constantine and Helena. So there are a lot of tourists in summer but if you prefer to be away from the cities and the noise my advice is to buy a house in one of the lots of villages near Varna for which you will pay approximately the same price. There is one little detail that if you buy land in Bulgaria you have to register a LTd company according the Bulgarian laws. It takes around 2 weeks and the price is 400 pounds.
if you prefer to go to the mountains I personnaly prefer to go to Rodopite somewhere near Smolyan, Chepelare and the winter resort PAmporovo. The area is very beautiful and in the winter you can go skiing, in the summer is also very nice: you can go walking which is very healthy because of the fresh air.I think that now is the right time to buy properties in Bulgaria because over the last third part of the year the values have risen by 12%, but at the same time the values remain lower than in the neighbouring countries and certainly lower than the traditional hotspots of Spain and Portugal.

The majority of people who are buying property in Bulgaria are looking for holiday/second homes often with a view to retirement in later years.
The town of Pomorie (about 14 500 inhabitants) is situated on a narrow rocky peninsula, jutting out 3,5 km in the Black Sea. In the resort of Pomorie, the shore is low, sandy, with a fully open horizon.

One of the main problems of investing in another country is finding an agent that has the knowledge and contacts to represent your best interests.
I would highly recommend www.therightmoveabroad.com as I have used them on a number of occasions for off-plan investments and holiday homes. They are specialists in Bulgaria and have received a number of good reports on other property forums.
Once you have a trusted agent, you are 50% the way there. I hear from a lot of people who are unsatisfied with fly-by-night agents who try to rip them off in more ways than one.

Hi Sandy, where are thinking of, sea resort, mountains or City? I have Lawyer friends in Burgas city, I can pass on their details if you are thinking of that area. They dont sell properties, just the Legal work, but they have contacts. The price for an apartment varies widely, you need to know what you want and where.

The building is located on the beach itself and offers amazing view to the Black Sea the beaches and the ancient town of Nesebar and Sunny Beach Resort. I agree with Stan, be very careful of anyone who is out there to sell you anything at all, even if they are working with several agents, claiming to be a lawyer or translator.... it is for sure they are making money out of you.
Do your research on the net and then do your research by phone (surprising how you get a gut feel from people if you actually talk to them) and take your time - do not be rushed, don't let anyone talk you into signing just cos they say that someone else will buy it... there is often better (and certainly more) round the corner.

Before you even look at a picture of a property you need to know some specifics - can you buy this one (with or without the land), what are the average price in this region, after that the location, what is the present conditions of the building (if any).
Take more info before you try to take a look.

The best thing you can do is take independent advice, take everything you read on the internet with a large pinch of salt, research and research again, visit the country.... in effect, check it all out.
Think about what you want and what you would need from a property in BG. We believe you will find so much choice and so many good investment possibilities your head will spin with it all. You can make great buys in Bulgaria but you can also make mistakes (like anywhere in the world), so talk to people who are independent of agents, solicitors, builders, constructors and such; be careful of expats who have 'been there and done it' as they only have their one experience to go on and cannot give you professional advice.
All in all, treat buying a property in BG as you would in the UK - caveat emptor

We also have another project that will be ready in the beginning of 2007 and is just 200 meters from the beach. The price for two-bedroom apartment in this development is 65,790 EUR.

indesec 12-05-2006, 07:43 AM In february of this year I like many others decided to buy within Bulgaria, after exhaustive research, Travelling, emailing and the like, I decided to buy around the Ruse area because of its very good investment potential, Since that time things have moved quickly, I now have an hotel, 50 seater restaurant, Campsite being developed etc.
Things were great at first, and then the rot set in. I won`t go into all the details, suffice to say I have now broke away from all Bulgarian agents, and at the hotel we now have our own offices set up and are working now as true English real estate agents within this area and lately moving into the Veliko turnovo region.
This is a beautiful country, and on the whole the people are warm and friendly, But I received so many stories of hiked prices for both houses and services that I decided this was the best way for me to go.
I now am culpable for everything, all people we have dealt with and helped have gone away happy and relaxed, They can see we are a strong business with the ability to offer full services. I will give you an example, we offer a property management service of only 75 GBP per year.
Having our minibus for airport pickups and cars means as said earlier we can monitor the entire process from start to finish.
I won`t ramble on, just wanted to let people know that at least in the areas we deal in there is now alternative company that will keep you informed at all times and through all stages of your property purchase.

Take look at the diiferent sides of Bulgaria. Then look at the prices of the properties. When you take your decision, ask for independent legal advise how to proceed ahead, where, investigate the plot and the place, etc. Get informed about legal documentation - not a grand issue to move to Bulgaria.

I am an English woman working for a property agent in Bourgas, along the Black Sea Coast. Hopefully you have seen our company on the rightmove abroad website, advertising properties and land all over Bulgaria.
I notice that Clive mentioned on a previous reply that there are good reviews of the rightmove website and would be more than happy to speak to you regarding this or speak about any other issues which you may have. We have many contacts with great English speaking skills who specalise in different fields, ie. lawyers specializing in purchases of village houses, apartments, land (both agricultural and regulated). We also have reliable construction contacts also, which if you listen, they seem hard to come across.
If you, or anyone else reading this reply would like to know more, please contact me via email and I will do my absolute best for you, however I can.
No one wants Bulgaria to have a bad press, especially when there are people doing their best for their clients on every level. Lets be honest, us English really do have to stick together..!

The best advice he can get would be something like ‘beware of agents when buying in Bulgaria bacause they are not liable if you lose your investment’. However in the forum he’s surrounded by agents! Needless to say, he’ll hear everything, but the one thing he should. Please excuse my bluntness! My idea is not to be inflammatory, but to say something real as we are drowning in commercials here.

A scams done by Russians, Englishmans and Bulgarians. If you research well before to start working with some of the agencies it will be safe for you... just do your job prior making any decisions.
