Thousands of British people plan to buy a bolt hole overseas this year and the fact you are reading this means that you are probably one of them. But with thousands of locations around the world from which to choose, the first thing to decide is where to look. Bulgaria is emerging as the hottest place to both visit and buy.
It is easy to see why I have come to this bullish conclusion when you cast your eye over the facts below:
1.Bulgarian property prices are currently some of the cheapest in Europe
2.Bulgaria is scheduled to join the European Union in 2007
3.The Black Sea airports are about three hours flight from Britain
4.All major British tour operators will be on the Black Sea coast next year. Some, such as Thompson, for the first time
5.The Black Sea coast boasts 220km of sandy beaches and enjoys more than 1700 hours of sunshine from May to October
6.Last year property prices rose by more than 30% - and that BEFORE
accession to the EU starts to make the country wealthier. Remember, Spain and Ireland were backwater with supplies of bargain basement property beforei??the EU started pouring billions into their economies
7.The country's diverse climate means it has both ski and beach resorts
8.The cost of living there is one of the lowest in Europe - with a pint of lager costing about 40p and a three-course meal, with wine, priced at no more than i??5 a head

Developers are predicting a return on capital of 100% within three years - but even that may be conservative if one of Britain's low-cost airlines opens up a route there.
A recent survey points Bulgaria as the 7th most popular place to buy a property abroad for EU people. The number of British tourists that visited Bulgaria in January 2005 has gone up by 60% as compared to January 2004. The number of British citizens who have purchased properties in Northern Bulgaria, has jumped by 70% in the past four years while the number of Brits with houses on Bulgaria's Black Sea coast is up by 40%.
On Channel 4's 20 Best places to buy in the sun Amanda Lamb chose her 20 recommended property destinations. Bulgaria is in the list of the top 20 destination for the UK nationals wanting to go out in the sun for a holiday home. The main advantages pointed are the low properties prices the and the beautiful scenery. Bulgaria is called "a cheaper Costa del Sol with houses for the price of a second hand family car in the UK".
