Hi. Need your help plzzzzz.
i am writing regards a problem with Arden Estate agents, in birmingham. We were about to purchase our first home this year through Arden estates.

Our offer got accepted and the agent requested £1,500 to hold as a refundable deposit should the sale fall through. The vendors pulled out 3months later and no longer wished to sell up.

The problem is, the Agents are not refunding our deposit back to us, they keep making excuses that deposit cheque is still in the post ,we'll receive it in few days...but several months have passed and we haven't received our cheque nor the agent has called regarding this delay. we call in to their office nearly every week and we ring them too but they only make excuses and don't get back to us. we are in search of another house now and we need our hard earned £1,500.

i Really need your help in sorting this issue out. how shall i push the agents into giving our money back? even by writing a formal complaint to them, they havent responded back. They arent even registered with the Ombudsman for EA,so they cant help us nor can Trading Standards..im not sure if i can take them to court to the extreme? im really confused and in need of some guidance.

Hmmm, what is that message above about!. My advice is to go and get free legal advice from citizens advice as to what you should do. They will be able to tell you what steps to take, maybe trading standards.

OP could try going and sitting in agent's offcie and making a nuisance of himself in front of any potential buyers/sellers coming in off the street until agents hand over cheque.
