Situated on a hill at an altitude of 700 meters above sea level and at a distance of 49 km from the city of Thessaloniki, the house overlooks a magnificent valley and the� picturesque village of Petrokerasa, less than 1/2 km downhill.
General Description
The property covers an area of 20,000 square metres and the house covers 210 square metres on one level, plus 2 large basements situated side by side underneath.There is a large main room (70 sq.m.) with an 8 metre high ceiling constructed of massive antique wooden beams, consisting of a living area with a fireplace, a dining area and a kitchen area. There are 3 double and 1 single bedrooms, the one double bedroom having a bathroom en suite. There are 2 more bathrooms, as well as a small outside toilet. In 2 bedrooms there are large, modern built-in cupboards.There is an extremely large veranda with a magnificent view.
A tiled roof covers half of the veranda and the other half is open to the sky.The electric range and separate oven are installed in tasteful, roomy kitchen cupboards, and a low, attractive, brick counter borders a double sink with a separate water heater. Next to the kitchen area there is a large pantry fitted with Dexion shelving, a large refrigerator, a washing machine, a separate dryer and a large deep freeze, all of which make part of the property.
Technical Data
The house is built of thick, double, thermally insulated brick walls, supported by a very solid, reinforced concrete skeleton, which more than meets latest anti-seismic specifications. Photographs taken during construction are available, plus all architectural plans. The house has massive foundations and 17 large concrete columns, plus perimeteric concrete beams, and is covered with a tiled roof, well insulated with Roof Mate by Dow Corning. Three-phase electricity, fresh water piping, a drainage system, as well as telephone lines were installed during construction. All drainage terminates in a 25 cubic metre septic tank. A full complement of fire extinguishers exits to protect the house. In one basement there is a well-equipped workshop and all tools, including garden tools, make part of the property.
There are 2 new 80 litre electric water heaters in large overhead storage spaces supplying the bathrooms. The house has a dual heating system, with radiators in all rooms. The fireplace in the living area supplies hot water to these radiators and in one basement there is an oil-burning furnace with a 2000 litre holding tank. All windows and outside doors are double-glazed and the entire house, including the tiled roof, has excellent thermal insulation.
A double satellite dish antenna is installed, receiving about 200 international TV stations in English, Greek, French, Italian, Spanish, German, Arabic, Chinese, Tamil, Thai, Nigerian dialects, etc…
All furniture, fixtures, electrical appliances, rugs, curtains, etc., make part of the property.
Over 200 decorative trees and flowering shrubs have been planted on the grounds and are just beginning to become obvious. The land was used previously for tobacco cultivation; hence there are no large trees on the property. About two thirds of the property is enclosed with a 3-metre chain link fence.
Additional Constructions
On the property is a one-room guest cottage, complete with bathroom and cooking area, and an oil burning heating stove. The walls and roof are fully thermo-insulated. It has a separate septic tank for wastewater, and is connected to the main house by an intercom telephone. The land, on which this cottage stands, about 9,000 square metres, can be sub-divided from the main property and sold separately.
On the property are constructed 19 excellent dog kennels, with individual infra-red heating and underfloor drainage, as well as a separate kitchen with marble counter and a small electric water heater serving the sink. There is also a separate, small, well-insulated cattery with four units, each with individual infra-red heating. These structures form the basis of the most successful boarding kennel in the north of Greece, with approximately 300 regular *s.

| Location
The area of the village of Petrokerasa, named after a delicious local variety of cherry, is situated about 40 minutes drive from the city of Thessaloniki. The construction of a new direct road, that is scheduled in the year 2005, will halve the distance and travelling time from Thessaloniki to the village. The area is famed for its unique atmosphere, as there are no factories, traffic, or other sources of atmospheric pollution, as well as its lack of humidity and dampness, making for a refreshing climate even when Thessaloniki is sweltering. Access is via a hardtop road in excellent condition, through a pristine forest. Nine kilometres downhill is the village of Zagliveri, where there are two supermarkets and a full complement of stores, as well as three pharmacies, a post office, a regional health centre (actually a small, well-equipped hospital), the area’s police station, tax offices, bank and local municipality.
Petrokerasa, with a permanent population of less than 100, is a beautiful, clean and well-kept village, with an attractive main square, three tavernas, one coffee shop and one cafeteria. Simple food items are available from a small store, but fresh village-baked bread arrives daily, and travelling green-grocers, fishmongers, etc. visit almost daily. Besides its cherries, Petrokerasa is also famous for its excellent “tsipouro”, made from distilled ouzo. There is no crime in the region, guaranteeing a peaceful, laid-back lifestyle. The property is situated on a well-maintained sand road, which the homeowner has concreted in some places to ensure all-weather access. The property is fully fenced with entrance via an electronically operated gate on a concrete driveway. Covered parking exists for 2 cars. |
