My house currently has 3 rooms, all are more than average sized, the bedroom can comfortably sleep 4, without necessity of removing beds on daily basis (as 4 of us slept in there for 10 months last year, where it also with neatness comfortably housed all our summer and winter clothes) The drawing room could easily also sleep 4 for holidays, or 2 for much longer ( without the need to again daily move beds).
The property is being sold fully equiped for a family.
The bedroom contains solid bigger than average double pine bed with 2 double mattresses. There are also 2 further single fold up beds one still new in its original plastic wrapping. Built in triple floor to ceilling wardrobes with hidden drawers and above it large storage area. There is another decorative free standing wooden rail for clothes. A very nice large chest of drawers which cost me 500 euros. A small marble topped metal legged table where sits sony tv. There is another cheaper set of drawers and a nice wooden old style bed side cabinet and 2 wooden chairs. There are 2, one large, one small electric fans which are never needed if houses air conditioning is on. There are also 2 new halogen fires used only once one winter when house had been closed for 9 months. There is also a built in wall cupboard teak effect i think that matches built in wardrobes, one side can be locked. The floor is tiled in a neutral very practical colour. There are 2 large windows one overlooking bbq area and other looking towards mountain view side of property and bedroom also has double french doors that lead onto the patio area. There are 2 decorative wall lights. 2 small table lights and a pretty chandelier type central light.
I have had fitted family size solar.
Outside every window and door of the property has separate locking ornate metal doors, which all can be kept locked or wide open according to taste.
Every door in the house has a lock, as previous owner i understand rented out the bedroom. There are padlocks for both gates and the carport which could at very little expense be converted to a garage but seems little necessity as beautiful flowering tree and grape vines intermingled provides shelter all year round.
There is a good hoover, steam iron and ironing board, and a very expensive petrol garden tool for cutting weeds and cleaning all weeds in garden. And an assortment of numerous tools for diy in home including electril drill etc etc, many not used and other new and used essential garden tools.
The drawing room has a built in stone sofa currently covered with white cushions etc, underneath, hidden from view is a large deep storage area. Also has another very large sofa. The floor is beige stone coloured. Again a large window, white curtains. There is a very large solid heavy pine sofa which has easily slept one, and underneath is a separate pine temporary single bed on castors ( more suitable for a child or tennager but i have slept on it for a few days no problem) There is a very large nottinghill type old metal topped ornate wooden coffee table housing panasonic tv, satalite controls. There is an ornate wooden drinks cabinet and on top dvd/cd player sony i think, excellent stereo which included kareoke for wilder moments, and 2 excellent speakers ... stereo if desired can be heard in at least half of garden area. As loud as could be ever needed for bbq and patio areas. Without charge satilite connects with european news, bbc europe news, and over 450 radio channels, many brit or playing brit music. Greek tv shows movies in english most ngts but satilite also connects with 300 plus channels some english speaking, including showing english movies. There is a large wooden bookcase, and beautiful ornate small shelf for cd's on wall. There are pictures, and also emergency lights on walls.
The drawing room is open plan with the kitchen area housed open behind wooden bar area,( with above spot lights hanging by chains,) which has with fun been used as such with local greek friends that love my house. It is not an exageration to say many greeks have spoken very highly of this house knowing of it from the outside.
The islands bus service is scheduled to run to patheni twice a day.
The house is situated mid way between 2 local tavernas both 10 mins walk, one in blefutis on beach other i love and have spent many evenings trying to greek dance at the airport. The mountain rd walk is very safe, no matter how dark with the military being positioned mid way!
If any prospective buyers have a boat they can moor it where it can be viewed from the house whilst eating breakfast on the verandah or from other points in the garden. There is enough land in the garden to easily park a boat for few winter weeks the boat needs to be removed from the agean, without it hindering the garden. This could save considerable boat yard fees and in time pay for the house.
After spending 10 months at the house last year my electric bill for 18 months was approx 400 euros. My house is known for it's wonderful lights in the evening. I have outside house lights & many garden lights that stretch for not all, but most of gdn ( rest could be added), also lights for garden water fountain. The bill obviously included all these lights. They cost me thousands to be installed, but certainly add to the beauty at night and take away any loneliness factor as the majority of the time the only noise that can be heard from the property if i'm not playing my stereo as loud as i choose is the sound of tranquil goat bells.
The house has a very large separate water tank was cleaned and serviced last year. This is self filling in winter, but also can be filled by water supplier that last year charged 18 euros for each tank full he delivered. Most of the time i use the city supply as it is known and this has averaged 10 to 30 euros approx per month, bearing in mind i have much more than average trees and plants and vegetables that have needed to be watered. I have found it is cheaper to supplement this with bottled water that i have delivered for 1.75 euros for 6 large bottles of drinking water. I have been told my land has it's own water, not investigated as i've been told by local greeks it';s not a straight forward task.
There are no rates or council tax payable in leros and there will be no vat on sale because the house is not new and only applies to new properties.
I had a land line phone connected with additional work carried out online for computer.

The garden apart from water fountain also has a decorative working foot wash and 4 fun outside showers, 2 are very basic, and other 2 can be moved to locations of buyers choice. Ther are 2 very long garden hoses but i had an electric water irrigation instaled that will water the garden as many times a day/week as programmed to do, there are 2 and can work independently for if you're away or feeling lazy!. There is a sink in bbq area and 2 other garden taps.
To the back of the property there is a very large stone built b b q and separate bbq oven with storage area below. There is also an enormous large greek pot that is useful as a table for drinks, 2 very good sun loungers and 2 greek stone pillars or small tables and numerous other greek pots some containing plants or trees, some awaiting new. Also other cheaper sun loungers and plastic inflatable chair or bed, and also an inflatable dingy still in box with oars, and a 10 ft by 10 ft inflatable swimming pool we swam in last yr, which i believe has a tiny hole and i will repair if i find time if not it came with usual spare pieces for small repairs, it is nearly 5ft deep i think, anyway deep enough for swimming in. There is also a ladder for this again needs some repair. The house's bathroom also has an outside entrance which comes in very useful for parties and bbq's!
The bathroom is large, basic but very practical with boiling hot water from solar panel system i have found virtually every day of the year to shower, and basin ... there is also obviously a toilet. I would estimate in a bad year there will be probably a total of 14 days a year when the water will not be very hot, as in over 4 years i have found it hot in dec. The house has a large solar system so on bad days i've found hot water lasts until following evening anyway & i imagine it will be very rare the sun doesnt heat it for 2 days running ... that's been my experience. The air conditioning system is 3 years old and has performed with no fault whatsoever, far better than ever i imagined but i bought a very good system, not the cheapest as with everything in the house, and found if i leave bedroom door open when it's on until bedtime then it performs task well for bedroom too This also serves as warm air blow out central heating in winter if needed.There is also a very large usuable open stone fireplace, with metal fire tools. A marble topped metal dining table & further wooden dining chairs, with cushions. THERE is also an ornate metal framed small sofa or large chair and side wooden table. There are floor rugs can be used to taste. There are 2 table lamps, a free standing larger light, and the main ceiling light is large metal and opaque glass and greek in appearance holding 6 smaller lights.
The kitchen area has an adequate supply of fitted kitchen cabinets and wall cupboards with display shelves over bar area and adjoining wall cupboards with greek vases and other greek ornaments, a small electric cooker, but also connected for calor gas if preferred with chimney and flue for cooker ( i have found air con very quickly handles any cooking smells so although wired up for extractor fan i've found unnecessary) hot and cold water in both kitchen and bathroom. There are 2 large fridge/freezers and a larger than average load washing machine that can also do half loads. There is a large bread maker, steak grill, toaster, sandwich maker, many kitchen utensils, some never used, cutlery, plates, cups, glasses, jugs, bowls, saucepans, electric kettle, new microwave oven that will also work as a conventional oven, salad drainers etc etc etc. There is also an expensive plastic dinner service i bought for outside and beach use & brought from london. There are towels, sheets, throws, table cloths etc. etc. There is a large solid wood 'boat' wine rack and free standing movable vegetable/kitchen storage trolley, and a quality further free standing (on castors) very modern pine kitchen storage unit with metal trays and glass doors and drawers.
Outside on the patio area there is a large wood dining table that very comfortably sits 6, but could sit 8, with 2 white directors chairs and further plastic chairs with cushions. This patio area also has slate built in seating for length and half of width of it. There are 2 windows in kitchen area one of which looks out onto patio making it easy to serve outside meals.
There is also a metal spiral staircase i paid 500 euros to have made but never used, that buyer could later utilise if adding rooms or just use to gain access to the roof as a further sun bathing area where there are amazing views of mountains and the agean sea.
Outside is an old stone building, been used in the past for storage, i haven't used it, but it is next to water tank and already has electric connected. I received a few quotes last year of 8,000 euros to replace it's roof, provide shower and toilet and wash basin, tile floors and concrete around and give large tiled patio area with intentions of turning into a self contained studio flat.
The garden is enormous on 2 levels and completely surrounding the property on all sides. With pomegranate, olive, apricot, fig, guava, pear, lemon, orange and other fruit trees. There are many beautiful different types of palm trees all at least about over 6ft high now. Ther are also large rubber trees, a none fruit lemon tree, chocolate tree and many other very beautiful shrubs, plants and smaller trees, aloevera, and different herbs, roses of differing colours, and borganvilea and other pretty flowers surroundin property making it very private for parties and sun bathing.
The house was granted building permission for another 6 rooms and i am told that could be any way wanted. The deeds contain this info and was read to me by the notary and lawyer when i purchased the property. The bathroom is also big enough to be another bedroom, so there are endless options for extending as property has potential to be extended in 4 different directions. The patio area is tiled so would also only need windows with few layers of stone and door fitted to be enclosed. open fireplacethis pic shows property with the length of garden; from here within 10 mins walk are too many to count secluded little coves for swimming or beach bbq's etc; 2 nearest tavernas both similar 10 mins walk in opposite directions .. house faces the sea and behind are mountains in all directions. further view from gdn
