Bosoughan Cottage is situated in the quiet rural hamlet of Bosoughan. The hamlet is close to the village of Quintrell Downs which has a pub and a shop. Although the cottage is tucked away in the country it is also in easy reach of Newquay Airport (approx 6 miles away) and the A30 (approx 4 miles away). It is a restored grade II listed 300 year old cob cottage. The hamlet is surrounded by rolling farmland and sleepy country lanes. In the evenings one can listen to the rustle of the breeze through the trees in the good sized garden that surrounds the cottage. It is a magical and soporific place to unwind and start to feel human again! Perfect for you and your family whether it is a second home or you are relocating. A 15 minute drive and you can be sitting by the north coast watching the sun sink towards the horizon or, if you feel more adventurous, you can be surfing some of the best beaches in the country.
The cottage sits within a multi level garden with several lawned areas interlinked by paved pathways. There is a paved patio area outside of the conservatory. The cottage has its own private paved driveway giving off road parking for several cars.
The sitting room (13'2" x 12'5") has a stone fireplace with raised hearth and timber arch over. The ceilings are beamed. We have an iron fire grate but you can also build a log fire straight onto the stone hearth.
The dining room (135 x 13) has a range (looks like an Aga even though it is a different make) tucked into an inglenook style fireplace (providing cooking, hot water and the running the central heating). The window looks out onto the front garden. This is the heart of the house.
The kitchen (125 x 71) features wooden work surfaces, an inset Butler style sink, wall mounted cupboard space, a space for dishwasher, fridge, washing machine. A brick fire surround provides space for the electric range cooker. The window looks out onto the back garden and beyond that to a barn where the rooks gather at dusk.
The conservatory (13'11" x 11'9") is a wooden framed double glazed sun room with French style doors to the rear garden. Sit in here summer or winter and enjoy the garden. A French style wooden framed panelled glazed door into:
The third reception / fourth bedroom (12'8 x 8'9"). This room has the potential to be many things. Certainly a bedroom or office (I even considered making a mini gym in there!). The room has windows that look out onto the front and side gardens.
The Bathroom is wood panelled with a bath, sink WC and a bidet.
Upstairs there are 3 bedrooms. The master bedroom (133 x 122) has an en-suite WC. The second bedroom is 10 x 73 and the third bedrooms dimensions are 1011 x 711. Next to the third bedroom is a big walk in cupboard / clothes area.
What else can I tell you? The dining room range runs on oil (very common in Cornwall), there is mains water, telephone, and drainage is to a private septic tank (dont panic it is trouble free and runs its self).
There has been a lot of work done on the house to get it to its current standard. Is there anything left to do? A few things. The main thing I would do if we were staying (I wish we were but relocating due to work) is the windows. They are old and wooden and need some TLC. The main bedrooms en-suite has a shower built into it but that has been disconnected and I never got around to getting the builder to get that going. Did I mention that there are two wooden sheds in the garden?
Too good to be true? Come and have a look for yourselves.
