Llanyre Hall was recently featured as a “Mystery House” on BBC’s “Escape to the Country”. We have carried out extensive renovations to the property and like to think that it now has a nice blend of the Victorian Opulence of high ceilings and large rooms (the property is 9,000 sq ft) with all of the convenience of completely new bathrooms, toilets, electrics and plumbing and the pure luxury of an indoor swimming pool and hot tub.
We have a very snug Snug with a period open fireplace, perfect for winter evenings, which opens onto a Garden Room which leads directly out into the garden and is great for enjoying the 3/4 acre garden all year round.
Our 30ft Dining Room is perfect for dinner parties and the 9 bedrooms mean that it acts as a great "hub" where family and friends can easily come and stay for days at a time without being in each other's pockets!
It is currently used as a single family dwelling, but would also be ideally suited as a B&B, Boutique Hotel, Gallery etc (subject to planning) or for multiple family occupancy across the 3 floors.
DETAILS
Llanyre Hall is a classic late Victorian country house. The main house in it’s current form was built in 1893 for George Maximillian Lindner in preparation for his term as the High Sheriff of Radnorshire, but some of the stone parts of the house are known to seriously pre-date this.
The house is predominately of brick construction with mullioned windows, decoratively tiled wall hangings and authentically roofed with the original “Rosemary” roof tiles.
Llanyre Hall is approached via a gated drive leading to a beautifully carved wooden porch covering the solid front door which leads into the Entrance Hall with an ornate part-glazed door and period stained glass windows, which in turn leads into a large Reception Hall.
The ground floor has 3 principle reception rooms off the main Hall – The Drawing Room, The Sitting Room and The Dining Hall – Each reception room has a distinctive open fireplace and all have the tall ceilings and original decorative plaster coving indicative of the Victorian era. Off the Main Hall are a newly refurbished High Level WC and an Oak door leading to the 20 ft. Cellar. Linking the Dining and Sitting Rooms is the fourth reception room – The Garden Room wraps around the North & East elevations of the property and has spectacular views over the gardens and out over the Black Mountains through 4 sets of glass double doors.
To the side of the main hall lies the Back Hall off which the Office, Walk in Larder, Utility Room and the Family Kitchen are found. The Kitchen is in a “Farmhouse” style and has enough room to seat 12 comfortably. The Kitchen has an extraction fan, waste disposal, water filtration systems and is all focussed around a 4 oven Aga with an attractively tiled feature wall.
Through the Kitchen lies the Swimming Complex. The indoor pool room is an impressive 50 feet long with it’s own pump room and heating system and is supplemented by it’s own changing rooms with WC, Power Shower & 9 seater Jacuzzi Bath. The pool depth is graded from 3 to 6ft and is ideal in both a fitness and leisure capacity as the complex opens up onto the BBQ area overlooking the gardens through another 4 sets of glass doors.
An impressive Oak Staircase leads to the first floor past a most impressive 9-panel stained glass window onto the first floor landing. The seven stripped pine panel doors off the landing hide 5 of the principle bedrooms including the 27ft Master Suite with dressing room and newly appointed en-suite with “Slipper” bath & a Multijet Power Shower
The second floor accommodation is currently being used as a Gymnasium and three large guestrooms which are served by their own Bathroom with newly installed Power Shower, Free-standing bath & separate WC. – All of which have been recently remodelled & redecorated. The second floor can be accessed from the main landing or can be also accessed through it’s own entrance door, so giving the option of creating a self contained floor / annex.
All the domestic Plumbing &Electrical systems have been recently upgraded and the three Bathrooms and Five Toilets have all been recently refurbished and modernised.
GARDENS & GROUNDS
The principal gardens are south facing and are dominated by a large formal garden that runs away from the house and is flanked by hedgerows, well stocked herbaceous beds and a variety of mature shrubs and trees including a fire copper beech, and host of azaleas and rhododendron which are a riot of colour in the spring. To the side is a small Wildlife Pond - which is a hive of activity in the summer months. To the rear of the house is a large tarmac parking area with lawns and beds flanked by a fence to the lane with a pair of wooden gates. The rear of the property houses an attached workshop / hobby room and also the main boiler room which is plumbed to act as a supplementary laundry room.
