Majestic house villa

Casa Marino offers a panoramic view from from a hill in the South of

Umbria – the green heart of Italy – around 12 km from Spoleto, a town

known for arts and culture since medieval times. The villa presents the

typical style of Umbrian rural manor houses, having been built in the

beginning of the 18th century and solely from the natural local stone. The

house’s 14 rooms rise 3 stories high on an almost quadratic ground plan.

In the mid-1980ies Casa Marino underwent complete restoration, with care

taken not to touch upon its originality and basic architecture. In the centre of

the house, the brightly lit staircase constructed of “pietra viva”, living stone,

elevates you to the 3rd floor. All floors are made of original antique handmade

terracotta. Impressively massive cover beams of oak and chestnut bear

the roof and ceilings. On the belle étage rooms are decorated with various

painted ceilings from the early 20th century.

The four fireplaces of the house contribute to the noble impression of

the larger rooms.

Bordering on the garden to the south is a 45 m2 terrace with a roof of

timber and cotto. 50 metres away a smaller dependence of 45 m2 is

hidden in the foliage – in ruins still, though it could be re-erected. The

villa is surrounded by a 4000 m2 park with oaks and pines aged hundreds

of years. Adjacent to the park, there is an extended 6500 m2 olive yard of

130 trees. The yard features a run-in stable with permanent water supply

for horses. Without any formal problems a swimming pool can be built

in the garden.

The house is equipped with a multiply circuited alarm system. It has a

modern methane gas heating system with integrated sun energy

collectors for warm water. Park and olive yard are fenced and feature an

automatic gate.

The villa is ready for moving in.
