| Modern detached house featuring Madeiran style architecture, situated in the beautiful village of Prazeres, known for its panoramic mountain views, wooded walks and breathtaking vistas of the ocean . The wonderful year- round warm climate on the south-west side of the island of Madeira lives up to the name of the village “Prazeres”
( Pleasures). The village lies on a level area ( for Madeira) at 600 metres and has a quiet community feel about it. There are local shops, restaurants a sport pavilion, football stadium and health clinic. Other villages lie 5 to 10 minutes away and the coastal resort of Calheta de Ville with its beautiful beach and marina is 15 minutes distance. The island boasts 2 international golf courses and a third is in the planning stage at Ponte do Pargo on this side of the Island 15 minutes away. The capital, Funchal is 35 minutes away with the airport a further 10-15 minutes.
The house is surrounded by a well established (246 square metres in total) garden and has a veranda on the east and south sides. There is a large drive entered by an electric gate. The house is constructed on two levels and is entered though a large conservatory ( 13.5x 3.5), which has a split level dining area at the western end. Three sets of patio doors lead on to the northern side of the garden. From the conservatory one can enter though the main door into the hall/ lounge area (4.10 x 7.00) which has a double aspect consisting of patio doors and French windows. This spacious room has a ceiling which reaches to the eaves and beautiful wooden beams, and a marble wood-burning fireplace. Also in this room is a wall-mounted, air-condition/ heater and a three speed eaves mounted electric fan. From the entrance hall there is a hallway which leads to the fully tiled kitchen and utility room ( 11 square metres ) with fitted cupboards, double sink, electric oven and gas hob. A door from the utility room leads into the conservatory/ dining area. The other side of the hallway leads to bedroom 1 (4.10 x 3.40) with fitted wardrobe and patio sliding door leading on to the veranda. Across the hallway from bedroom one is a fully tiled family bathroom with three- piece suite and shower. Further along the hall is the master bedroom ( 4.15 x 3.50 ) with fitted wardrobe, patio door to veranda and a fully tiled en-suite bathroom with three piece suite and shower.
From the Lounge Area a wooden staircase leads to the gallery area ( 4.20 x 2.25) French windows lead on to a large balcony (3.55 x 2.45) with 180º views of sea, woods and the village centre. From the gallery is a storage room (2.30 x 1.30 ) which also houses the water tanks. Next to this is a fully tiled shower room, with another WC and wash hand basin. The gallery leads into bedroom 3 with fitted wardrobes and ample drawer space. (3.90 x 4.90) .
To the west of the house is a barbecue area, a large wood-storage shed and a 1.8 satellite receiver dish. Also on this side of the property is a high wall with a side door set into it for the delivery of wood etc.

There is 8 year relief on council tax for new residence to the island. Temperatures rarely fall below 13 degrees in the winter in Prazeres and during full summer although rising to the thirties it is not so humid as the city. You can buy locally produced fruit and vegetables and farm produced meat. There is also a Sunday market in the village. Retirement pensions go a long way here! |
