The property consists of an old stone bergerie and separate chalet style house set among mature Olive groves and Oak woodland on 6700m2 of terraced land with an above ground swimming pool, on the side of a south facing hill overlooking and just five minutes drive from the medieval village of Breil sur Roya. At around 580m altitude, the 50 or so highly productive Olive trees are not plagued by the Olive fly guaranteeing quality organic oil!.
Fantastically located Breil can be found nestled in the periphery of the stunning Parc National de Mercantour, just 20 minutes inland from the A8 Ventimiglia exit. Neighbouring Sospel can be reached by car in 20mins, Monaco in 40, Nice 1 hour, Turin in 2, Genoa in 1 3/4 and only 30 minutes to the nearest ski station of Limone Piemonte, just over the border in Italy.
The village is fully equipped boasting schools, a hospital, doctor/dentist, shops, direct rail link to Nice and Ventimiglia (separate lines), hotels, restaurants and a large public outside swimming pool in the village camping ground. The Roya River renowned for its sporting activities runs right through the village with its own lake; many secluded pools and stretches of the river can be had with a little exploration.
The bergerie is very old and original with a vaulted ceiling, three of the internal walls are rendered and the fourth in natural stone giving enormous character. The floor is tiled in slate style tiles. It is heated by a modern and efficient wall mounted electric heater with seasonal settings. It was renovated around three years ago, measures 20m2 and is currently the main bedroom.
The chalet, just 5m away from the bergerie is natural stone to first floor (in keeping with the bergerie) and wood thereafter with a pitched and tiled roof. It measures 24 m2 with a fitted Ikea kitchen in white; there is ample room for a large country style table and cupboards etc. and benefits from a ‘Godin’ wood burning stove. From the kitchen diner area, stairs lead up to a large mezzanine with a head height of 1.5m which is currently used as the tv/living/guest/2nd bedroom.
Adjoining the chalet is a good sized family bathroom of 7.5m2 with standard size bath with shower mixer taps and a glass shower screen. It is also home to the washing machine and benefits from a modern flat panel electric wall mounted oil filled heater which has a fully programmable infra red thermostat. All windows on the buildings are double glazed.
The potable water comes from a natural un-metered mountain source stored in a ‘bassin’ way up in the hills and is analysed regularly by the Mairie.
Permission was already granted by the Mairie to join the two buildings together to make one good size house of around 75m2 (not including the mezzanine) however the delay in which to start the work has expired; it is a simple case of re-applying. A valid ‘certificate d’urbanisme’ has been delivered which confirms the property can be extended up to 150m2 if so desired.
Access to the property is less than a minute on foot for the moment however, having recently tracked down the owner of the strip of land between us and the road, he has kindly given written consent to install a short ‘chemin’ allowing vehicular access direct to the property (there is no building on their piece of land and they live in Avignon). The whole area is classified as Zone ND which is protected and non-constructible agricultural land, and is officially registered to keep bees on.
The nearest neighbour is south of the property lower in the valley on the other side of the road, maybe 100m away. North of the property is mountainous scrub land and there are no neighbours to the east or west for around 700m.
