OPEN TO OFFER This is a detached bungalow in a genuinely quiet, rural location with easy access to nearby lakes, forest walks/hunting areas and skiing facilities. The bungalow has been recently redecorated throughout, inside and out, with the addition of laminate flooring through part, and is therefore in a clean, “new” condition and absolutely ready for occupation. The bungalow is currently furnished with essentials (as can be seen in the photographs of the property) although these items can be removed if the potential purchaser so wishes. This would equally make an ideal base for those who wish to invest in a holiday home and make use of nearby skiing facilities, or a permanent residence. A full energy survey (required by law as of 1st January 2009) has already been completed – this is valid for the next ten years. The property lies on the edge of the village of Flarken with neighbours on one side only, approx. 50m away. Agricultural land edges the property on the remaining two sides, with south facing garden to the rear. The house is a very traditional, timber built property with concrete foundation – there is no cellar. The house has electricity and, unlike some properties in the northern half of Sweden, it does offer mains water all year round. Heating is via electric radiators throughout the house - which is therefore ideal for those who wish to use the property as holiday home as there is no delay in turning on boilers and waiting for heat, etc. Engineers have advised us that it would be simple to install a small pellets heater in the property if this was required. This deceptively spacious bungalow comprises hallway, bathroom, two bedrooms, lounge and kitchen. The lounge has large picture windows and overlooks neighbouring farmland (arable) and has the benefit of being south facing – the bungalow is very bright and airy. There are lawns all around the property with decking to the rear, and also an enclosed veranda that is accessible through a rear door from the lounge. Transport links: The bungalow is located on the outskirts of the quiet village of Flarken, in a very rural location. The village, of approx. 200 residents, is 9km from the E4 main route at Ånäset. This offers a direct route to Umeå in the south and Skellefteå in the north, thus ensuring excellent transport links as both major towns have airports within an hour’s drive. (Locally based snowploughs ensure that there is access to the property itself and surrounding roads at all times.) Bus services run from Ånäset to major towns, both north and south. Although there is a local shop in the village, the nearest supermarket, hairdressers, garage and school are located at Ånäset. More extensive shopping facilities are available in Robertsfors (12km) with department stores, small malls, etc, at Umeå (50 minutes drive away) and Skellefteå (40 minutes drive away). With airports in both main towns, the area is serviced by numerous airlines and provides several daily services to Stockholm (SAS), which acts as the country’s international hub. Thus transport and communication links are excellent. Community / Social: Flarken is located within the service area of two of the best hospitals in the North of Sweden – Umeå and Skellefteå. As well as being equipped with air ambulance, Umeå University Hospital is said to be one of the leading institutions regarding certain medical research. However, local doctor and dentist surgeries can be found at Robertsfors together with emergency facilities and fully stocked chemist. In our experience, the level of care and professionalism is excellent. Whilst most of the village of Flarken is made up of local, Swedish residents, most of them do speak some English. However, the owner of this property is English and used to live at the property herself. There are at least two other properties in the village owned by English ex-pats.

Area Information

The area: I am very lucky that my former home is located within a beautiful area of the country. For those who enjoy hunting and the outdoors, this is the ideal location with lakes and forests in abundance and waiting to be explored. Fishing permits for local lakes are easily obtained and cost very little – approx £10 PER YEAR. Wildlife is amazing here - deer, foxes and elk can often be spotted. There are well signposted snowmobile trails through local forestry areas which give free and ready access to the countryside, and during summer, those trails turn into beautiful walks. There are several skiing resorts in the area for winter fun, and use of these tends to be much cheaper than those found in the Alps or similar. The slopes are usually less crowded too, and facilities on a par with the larger European resorts. Most people here cross-country ski too – and the beauty of the area is enhanced by snowy, icy conditions. Sweden: Sweden is a great place to live – the people are friendly (and almost everyone speaks very good English so the language is not a barrier), there is very little crime and it is a place of opportunity. It is often said that it is expensive to live in Sweden, but having lived there for 18 months, I did not find this to be the case. Whilst it is true that some items are more expensive (alcohol, branded toiletries, etc) other items are less expensive than in the UK (both petrol and diesel are less expensive) and items appearing in English supermarkets can be found here too.
