About this more than 12 - Land Only

We're in search of hotels, resorts, commercial or private land for sale. We are seeking to do Joint Venture with landowners. But we do not offer big upfront advance payments. But give big payments later on. We reward the Landowners handsomely for their patience. We have to market and pre-sell the units to the investors. For example: If your land is $1,000,000 you get $1,400,000 when the constructions start, and that is our outright sale. In Joint Venture the landowner gets 90% on construction date and that is $900,000. Then he/she gets 5% of land/property price (50,000) every 12 months for 2 years and that makes the total of $1,000,000. On the opening day, the landowner gets 50% of the land ($500,000) and that brings it up to $1,500,000.
