Charming traditional 2 door colonial casa for sale in the 15th century city of Granada on Lake Nicaragua. Located on Calle Loquera, a sweeping broad avenue within one block of the picturesque ancient armory called La Polvora, or Gunpowder Fort, in a quiet residential area with stunning views to the south across the tile roofs of the city to the lake, and westwards to the soaring Volcan Mombacho.
The casa is situated on a traditional land allotment measuring 6.57m wide on the street and 68.52 m deep for a total land area of 425.48sqm, allowing for substantial development into a large family home or several smaller casitas, swimming pool, gardens etc.
Remaining intact on the property is the original catastral built sala, measuring approximately 6.57 m wide and 5m deep along with the original mahogany roof beams and red clay tiles. Original beams, roof timbers and tiles from patio roofs behind the sala have been removed and are stored in the sala for safe keeping and eventual restoration.
We purchased this property in 2005 with the intentions of developing it as a winter home. Sadly, we are unable to follow through on those plans and are forced to put it up for sale.
The ancient city of Granada is a vibrant community of around 100,000 on the shores of stunning Lake Cocibolca (Lake Nicaragua), an inland sea famous for harbouring the only population of freshwater sharks in the world. The twin volcanic peaks of the idyllic Isla Ometepe can be seen on clear days rising from the centre of the lake wreathed in mysterious mists. An active expat community supports numerous business enterprises, charitable organizations and a Spanish/English library. Citizens of Granada demonstrate their love of poetry by turning out en masse to listen to poets from around the world read their works outdoors in the ancient church plazas and around La Polvora during the week long annual Poets Festival, truly a rich cultural experience, and the New Year is welcomed by families thronging the streets competing to offer the most colorful and noisy fireworks displays to be enjoyed by all from various vantage points across the city. Granada is centrally located in the Central American country of Nicaragua, just an hour from the Pacific coast and numerous remote surfing and sunning beaches and San Juan del Sur with its legendary sunsets. The coffee-growing mountains of the north, jungles of the east and Isla Ometepe of the howler monkeys and butterflies are within easy reach. Nicaragua is one of the least commercially developed coun tries in the Americas. Consequently, jungle environments and the rich diversity of species are still intact. We have found Granada to be a warm and welcoming city of kind, cheerful and helpful people.
The Volcan Mombacho is a towering presence overlooking the City of Granada. It last erupted 7000 years ago with such violence that one third of the mountain blew off and the falling debris formed over 300 islands in Lake Nicaragua creating a delightful vista from the city. Mombacho has been dormant ever since. Vacation villas and casitas have been constructed on most of those islands by their individual owners.
