The Thai Government value of the land is 550,000.00 Baht per Rai excluding buildings and services which Owner have. The property is "Freehold". There are three houses and a workshop on the property. Area Information
There are a lot of water sources in and around the property but it is never yet been prone to flooding. The canal that runs past Chiang Mai university and to Hang Dong also runs past the the farm. The farm itself has a creek running through it with beautifully clear water and small fish and crabs. On the farm there are 3 bores with the deepest drilled to 100 meters and a heavy duty American made bore pump. There is ample accommodation on the property. There is an old lanna style raised house which is simply beautiful. There is also a single storey house with two bedrooms, both with air conditioning. A living room w ithair conditioning and satellite tv. A kitchen. Two bathrooms with seated toilets, hot water heaters, modern style and plenty of light. There is also another house in which the staff at the farm sleep. It's basicallya big bedroom which doubles as a living room, a bathroom and a kitchen. Also there is a storage shed and home for the cows and a huge workshop. The farm is irrigated and everything works well. The farm or ranch as most people call it is set up to produce rice (both sticky and jasmine), lumyai, mango, katon, chompoo, ma prao(coconut), ma bang, long beans, vegetables and herbs and fish. There are also quite a lot of another tree which islike a bean and is used in cooking but I'm not sure of the name. There are 3 lakes in total the first measures about 40m x 20m. The second smaller one is about 20m x 15m and another is approximately the same size. There are substantial plantations of golden teak which will beready for harvesting within the next 5 or so years. There is grazing/pasture land for animals and also fields for any type of vegetable or legume. There is also a big lot of jasmine plants which constantly produce jasmine flowers. The price includes 2 working and perfectly maintained tractors. Water pumps, motorised plough, automatic seeding machine, rice husker etc, the tools for working on the farm. There is a huge fibreglass drinking water storage tank and many other vertical cement water holding tanks around the ranch. There is also a huge man made cement 'lake' which is about 12m x 8m x 5m deep and is connected to the irrigation system and other lakes. Forthose with a young family, Prem International School (widely regarded as the premier International School in SE Asia) is some 15 minutes away. For those that like to play golf the extensive facilities at Royal Chiangmai Golf Club are also some 10 minutes away.
