Investment Review
Ideally a home in paradise should be a sound investment both in terms of capital appreciation and rental return. In this section we review opportunities for both.
Capital Appreciation
Phuket is now a recognised destination for retirement, vacation and investment homes. As a result there are a number of developments being planned – so why select Sai Tan Villas for capital appreciation?
The location of the development at the entrance to the Laguna five star resort complex, with golf, shops, restaurants, beaches, and the airport within easy striking distance, makes Sai Taan a perennial favourite amongst buyers and rentals, ensuring a Sai Taan villa will appreciate at the very least in line with the market.
Sai Taan Villas is one of the few developments in Phuket offering freehold title. Thai law states that any development where the land must be sub divided more than nine times requires a Land Development Licence – these licence applications are time consuming, expensive and frankly confusing. It is possible to “play the gameö and split a whole development into mini projects under the nine sub division rule, but this can lead to problems down the line. Sai Taan certainly believe that the time and money invested in this effort provides our *s with tangible benefits.
Sai Taan was the first foreign controlled developer in Phuket to be granted a Land Development Licence. This licence is a further guarantee of the integrity of the development and the land title as the Land Development Committee have reviewed the entire project including land titles, environmental impact, drainage, water supply, etc.
Thai banks will provide mortgages against property on freehold land. A number of Sai Taan *s have obtained financing in this way from local banks. Clearly the opportunity for financing expands the resale market and ensures that a Sai Taan villa will appreciate at least in line with overall Phuket market.
In the attached worksheet we have assumed a very conservative 7% appreciation in the capital value of a Sai Taan villa.
Rental Return
Sai Taan villas are in high demand for rental both long term and short term – to date any Sai Taan owner wishing to rent has done so, both long term and short term. Villas have been rented unfurnished, partly furnished and fully furnished. Long term rents in Phuket are generally one year, and short term anything from one night to several months.
During the high season from New Year to Chinese New Year, we have had owners earn USD 30,000 in rent for a four bedroom unit, over a number of short term rentals. Rental prices during the peak season start from USD 500 per night and in the low season USD 250 per night. Long term rents for furnished units are in the region of USD 4,250 per month.
