Deceptively Spacious Mid Terraced Cottage, dating back to early 1700’s situated in the Village of Darvel, historically “the Lace Town” of the Irvine Valley.  Close by are Local Shops, Small Pubs, School and Post Office.  Outstanding Country Walks just minutes away.

 

On entering the Cottage you come into the large, long hallway.  Approximately 5’ x 30’.  On the left by the Coat Rack you enter the Living Room through the Cottage style door.  This room measures 18’ x 12’.  South facing front double glazed window, to your left the prominent feature is the traditionally built large stone fireplace, with slabbed hearth complete with log burning basket.  This room also has traditional style alcoves.  Presently used for a Book/DVD Store and Audio Entertainment Centre.  Dιcor is modern and bright but still keeping a Cottage Style.  This room leads to the Kitchen/Dining Area through a large open Archway.

 

The Kitchen is a large, spacious area approximately 25’ x 20’.  Again trying to keep with the Cottage Farmhouse look, the floor is finished with reclaimed hardwood, matching wood units are fitted along the west and north walls.  Cooking is by way of a double gas/electric range, complete with extractor hood.  Double wall mounted cabinets are fitted on west facing wall.  South facing wall is all double glazed windows.  East facing wall again is windows.  There is also a feature fire place with surround in the east corner of the Kitchen. There are double patio doors and Corian marble style worktops compliment the Belfast Sink which is beside the integral dishwasher.  You exit the kitchen again by means of an open archway leading into the opposite end of the hallway.

 

On the immediate right there is a useful storage cupboard.  Directly opposite you enter the bathroom, again through traditional Cottage style door.  The bathroom is a larger than normal room measuring 10, x 11’ sporting a large corner bath.  Large corner oval shower cabinet, matching white WC and wash hand basin. North facing window and floor to ceiling tiled walls with dark wood panelling.

 

Continuing down the hall on the left is the first bedroom.  Again a good size 22’ x 12’, east side wall Ύ panelled to ceiling, remaining walls 1/3 panelled, very tastefully carried out.  South facing double glazed with to the front.

 

On existing the bedroom you approach the staircase which leads to the upstairs bedroom/study.  This is an open plan area, built into the attic space, two Velux windows looking onto the back garden and overlooking the fields.  Dιcor finished in light laminated flooring and neutral wall colours.

 

The garden is entered through the north patio doors from the kitchen. Immediately to your left is a tidy patterned slabbed area which leads off the decking, presently used for “Wheelie Bin“ Storage.  Continuing on the decked area to your immediate right there is a custom built out door Sauna.  The sauna area is private and holds a maximum of 6 people – or just you.  Continuing along to your left you come to the Wash House Laundry Room.  This is a stone built building dedicated to washing machine and laundry.  Approximately 12’ x 12’ – no more noisy washing machines to worry about.  Further along stepping up onto the slabbed area, on your left a shrub/tree area.  Very colourful in the summer.  Directly opposite is a 15’ x 7’ pond.  Fully planted (blooms all summer) complete with water features.  Moving along further to the right is the Hot Tub Enclosure which houses a 3 person Jacuzzi.  The ivy that grows round the pond is now starting to take on the enclosure adding a nice feature.

 

Carrying on up on the left is a barbeque enclosure, for the rainy days.  Next is a winding path which is surrounded by various apple and fruit trees, on the left is a 10’ x 8’ Greenhouse which is served with electricity and water.  Opposite the greenhouse is a raised stone built herb garden. Further up are two raised purpose built growing beds.  These measure approximately 7’ x 20’ each.  All soil has been prepared for the growing season.  Next on the right is the log store which is approximately 16’ x 7’.  This is the beginning of a slabbed area which will easily park 4 to 5 cars.  Next on the left is a 30’ x 12’ Double Garage.  This at present is used as a gym/motor cycle store.  Inside is finished in a tiled floor and plywood varnished walls, Ό carpeted area at the rear.

 

Finally!!  The double rear gates are 18’ x 6’ screened and secure.  The rear gardens are sided by well cut hedges and car park area has 6’ panelled fence with security lights in place.

 

All in all this property is suitable for a keen gardener or someone who just likes space.

Alternatively the plot can be split and sold or an additional property can be developed.

Area Information

Darvel, situated on the A71 approximately 25 minutes from Glasgow City Centre. The village dates back to 1700's and is known as the "lang Toun". Birth place of Sir Alexander Fleming (Penicillin). Associated with Sir William Wallace's victory over the English at the famous battle "Loudoun Hill" nested in the Irvine Valley. Minutes from Country Walks and close to Shops and Post Office. Darvel is a quite village and therefore has a low crime rate.
