Beautiful unspoiled Queen Anne house (built 1707) for sale, only 30 seconds from the sea, in the heart of the conservation area of the charming town of Deal, in Kent. The one thing money can't buy - age!

For anyone who despairs of finding an old house that hasn't been modernised, or updated, or redesigned, or filled with ceiling spots, fitted kitchens etc, this is what you have been looking for. Probably one of the very few houses left which hasn't suffered the now inevitable fate of modernisation.

The house comprises (all features are the original ones from 1707 unless otherwise stated): Large kitchen/diner, 2 reception rooms, 2 bedrooms, 2 large bathrooms, hallway.

Hallway: mahogany panelling, oak door to kitchen, door to living room.

The kitchen is from the 1950s with formica tops, walk in larder, gas cooker (functional but not very glorious looking), blue and white linoleum tiled floor, some horrid cupboards, 1960s sink and a unit which does need replacing. Small electric ceiling bar fire, back door to Crown Court alleyway, leading directly to the sea - 30 seconds. Stairs down to basement, fireplace from 1820s.

Basement: Victorian fully functioning sash window to street, which lets in enough light to light the room which is at half basement level, roughly. The walls are hung with patterned wall hangings nailed to battens in the early 18th century style. Very wide floorboards, small Victorian fireplace either side of which are the original large storage cupboards. Door to winding stairs up to wallpapered living room.

The main living room: painted in Georgian arsenic green to match the original colour the room was painted in. Completely wood panelled, large open fireplace with oak beam, oak beamed ceiling, Queen Anne window with window seat. Door to winding stairs to basement, door to stairs.

Winding stairs to upper floors, with the plaster on the walls with olive green distemper paint. Dark brown woodwork, banisters and rail, to match original paint work.

Master bedroom: Fully wood panelled, painted muted mustard and yellow to match the original paint work from 1707. Beamed Ceiling, brass door latches, window seats, fully functional Queen Anne sash widows (a bit shaky in places but wholly original. With window seats - they need some careful attention usually). Large Queen Anne fireplace with iron basket grate. Clothes cupboard, with further clothes cupboard inside it. Boarded up secret door to next door house for smuggling purposes. Door to bathroom.

Large Bathroom. Unusually pleasant bathroom, with bath from 1950s. Large Victorian hand basin with old taps. Old black (real) linoleum, a bit broken in places. Newish gas boiler (regularly serviced). Small electric 1960s ceiling bar fire. Large painting of shipwrecks in Deal (stays with the house). Victorian sash windows to front and back. Painted panelled walls. From the hallway there is another door to the winding stairs, wallpapered in William Morris paper, to the top floor. The woodwork of the stairs and banister is painted dark blue and black.

2nd bedroom: Original plaster walls and ceiling, wooden wall at far end, still papered in the wallpaper from 1920s. Queen Anne casement window, wide floor boards, door to bathroom.

Second bathroom: 1960s bathroom suite and black linoleum. Georgian casement to rear, with just about a view of the sea, over attractive rooftops.

General condition: the house is decorated in-keeping with its age. Almost everything is original and it has never been renovated, aside from evidence of slight continual maintainence and slight alterations over its 300 years. The kitchen, for example, was built in the 1820s. If you are looking for a house that is old on the outside and like new on the inside this is not for you. If you like age, and the now extremely rare feeling of an old house, this a unique chance.

Essential repairs are: The chimney stack needs re-pointing and this is a job which will cost approximately £800 plus scaffolding (£300). The chimneys themselves do need relining to be serviceable - the fireplaces cannot be used until this is done. This would cost about £1200. The front of the house needs repainting and this would cost about £300. A carpenter needs to have a look at one of the Queen Anne sash windows on the first floor. It would be nice to avoid replacing it, but difficult. To make a replacement would cost about £200. One or two floor boards need repairing. These repairs are reflected in the price for this genuinely unique house.

Deal is a charming small town on the South East coast less than 2 hrs from London, with a well equipped high street, a railway station, with direct line to London and easily reached by car on the A2, or M2. It has excellent schools both primary and secondary, including Dover Grammar and Sir Roger Manwoods Grammar school in Sandwich one train stop away. The beach is unspoiled and there is nearby a wild area which is excellent for bird watching.The famous Sandwich golf course is nearby. Deal also has many good pubs and restuarants catering for all tastes and age groups. Londoners will also be gratified to learn that there is a very low crime rate in the area. Why not put all that behind you and move here for a better future for your children.
