Beautifully restored mid Georgian townhouse.
The house had hardly been lived in until I purchased it 20 years ago. With English Heritage I have kept nearly all its original features - discovering 3 fireplaces along the way. The house benefits from being south facing and because of the unusual layout the very private walled garden is south facing also.Internal inspection needed to appreciate this property.
Reception 1 3.5m x 4.15m
Currently used as a dining room. Large south facing sash window. Tiled floor. Huge fireplace with pot belly multifuel stove. This room also has an exposed stone wall which was the front of a much earlier house. The filled in windows are also visible. Heavily timbered ceiling - identified as ships beams. A wonderful feature.
Reception 2 2.97m x 3.75m
Currently used as the living room. Again has ships beams to the ceiling.
Open fireplace currently housing a multifuel stove. Large south facing sash window. Tiled floor.
Kitchen 2.15m x 2.95m
The beautiful original oak door back door leads to a beautifully laid out, high ceilinged kitchen.
Bone coloured shaker style Hygiena units with granite coloured worktop. Twin sinks. Waste disposal unit. Built in water filter with separate tap. New World built in electric fan oven and grill with many different settings. Halogen hob.
Belling stainless steel extractor hood. Tiled floor. An exquisite room.
The area between the dining room and the kitchen is a long and wide passage way.
The area under the stairs has been used as a computer area/small study.
At the other end is where the pantry would have been. I have retained the west facing window and stone thrall.
This now houses wine. The floor is tiled.

Not far from the bathroom and main bedroom. White pan and cistern. Oak floorboards. Original panelled door and lock

Second floor landing.
Very large area with a high ceiling. I have used this area for storage.
Bedroom 2 2.7m x 3.9m
On the second floor. Original south facing sash window. Small Georgian cast iron firelace.
Bedroom 3 3.55m x 3.75m
Original pitch pine plank door with Suffolk latch.
The whole of the second floor has a limeash floor- the only one in the area to be totally complete.
Rear of the property
The back door from the kitchen leads to a pretty yard. Derbyshire limestone flags pave the area.
The fossilised limestone walls to the left and front are approx 15 feet high but this area still gets the sun and is fabulous for dining. To the right hand side is a stone store with panelled door.
There is a limestone staircase in one corner, leading to the garden
Garden
The limestone staircase leads to the south facing garden -likened by a neighbour as 'the south of France'.
Completely encompassed by Derbyshire fossilised limestone walls I have kept this area low maintenance for ease - also because this garden retains the heat long after sunset. The garden has a lime tree and a holly tree with orange berries. Also planted are montbretia (orange and red) clematis, honeysuckle and more.
Wonderful - this is why I bought the house.
