 The property completion was April 2004.

 The Townhouse has just been decorated throughout, and the kitchen has just been re-tiled, ready for a buyer to move straight in.

 Our Townhouse property has NO COMMUNITY FEES which is a big saving on the coast, the yearly community fees for the Apartments on the development are between 3,000€ to 5,000€ year

 The Ibi (property tax) for 2010 is / 4 months @ 42.84€ then 5 months @ 86.40€ (Total 603.36€ year)

 The Basura (rubbish) for 2010 is 150.00€ per year

  I paid with the costs around $630,000 (no profit just what I paid), we are prepared to take a loss as we need to sell quickly as moving away to USA. The lowest I can except to cover what debt we owe in Spain is NET to me is $525,000.

 Even at this price, this will only clear our debt in Spain, leaving us far short of what we paid for the property in 2004, which will still leave us with further debt in the United Kingdom of  $241,000.

Currently we have a mortgage with the Banesto bank, as advised by Raquel Perez (Our lawyer), a buyer can take over my current mortgage, currently we have an outstanding mortgage balance of around $388,000. This is for buyers not looking to set up a new mortgage deal with a bank or broker due to the current lending terms and conditions and amount been offered by banks and lenders.

Also we would most definitely consider a Permanent Part Exchange for :-

2       Mount Olive / surrounding area of Morris County New Jersey USA

 All Part Exchanges, are subject to our family requirements, selling price and monthly mortgage outgoings of the vendor,  plus finance on both parties sides as well as selling and buying costs, however all part exchanges will be highly considered by our family, as long as a agreement can be reached by all parties involved.

Area Information

I have a Townhouse based in Cancelada, Estepona in Southern Spain very close to Puerto Banus Marbella on the way up to Los Flamingos Golf Resort, the area to which the First Lady Michelle Obama and her daughters stayed on her current visit to Spain in August 2010, we are moving away to the Township area of Mount Olive in Morris County New Jersey by end of 2010 at the lastest January 2011, we are looking for a quick sale / permanent part exchange with no timewasters or dreamers ( already had 14 timewaster buyers), basically we are looking to clear what we owe in Spain. The location of this property is fantastic, as area boasts 5 luxury hotels ranging from 4* and 5*, walking distance to the beach, near Los Flamingos golf course, schools, Cancelada village, tennis club, supermarket, shops, bars, restaurants, banks and fuel stations and easy access to the N340 to either Estepona or to Marbella all within a 15 minute drive. Also when the train is extended to Estepona one of the stops will be Cancelada allowing easy and quick transport all the way to Malaga airport with stops through Puerto Banus, Marbella etc (great for work, travelling and renting out this Townhouse)
