POTENTIAL BUYERS OF THIS FLAT BEWARE: All potential buyers of this flat No: 826, W3 Building, Whitworth Street West, Manchester, should ensure that the land registry title deeds have been updated since July 2007 before entering into any legal agreement to buy or instruct a mortgage survey or structural survey to be undertaken.
The land registry papers prior to July 2007 showed the owner having only legal title to two of the three main floors of this flat, the roof terrace (one third approximately of the property size and the third floor) not being part of the title deeds held at the Land Registry for this property. i.e. it would be like a house being sold with a garden, but the garden is not recorded at the land registry records as being owned by the home owner.
Buyers should therefore ensure that prior to making an offer, they are fully aware of what is being offered for sale by the current owner, what is legally owned by them and therefore they are able to sell and what they believe they are purchasing.
