Why choose Nova Scotia Canada? The small historic town of Bear river is where we live six months of the year. All the locals speak English and are warm and friendly to the Brits. You do not need a visa as you can stay there up to six months with just a British passport and when you purchase a holiday home you own it freehold just as a Canadian. The climate is much the same as in England but with proper seasons,a lovely spring, hotter summers, spectacular fall and always snow at Christmas. Our pound buys almost two and a half Canadian dollars at the moment so the property is real value for money. Here are some other reasons we like! Very low property taxes. No water bills, most have own spring or well water. No sewerage bills, most have own septic system. No gas bills, there is no gas! again most use the wood that is growing on there own land for heating and an oil furnace as back up. No TV licence to buy ,pay for the channels you want dish or cable. No car tax disc every year. Half price petrol 50p litre. Good roads with no traffic on them No ques No speed cameras no roadwork hold-ups and no road raging drivers. Cheap sea food, the main industry is fishing, lobsters scallops clams and mussels and can all be obtained straight of the boats in the harbour of Digby. Acres and acres of woodlands ,lakes and streams to roam and explore. good trout fishing and hunting. Not likely to meet anyone to say (get off my land! )and ( do you know your on private property) Freedom to roam, ride where you like ,fish where you like, hunt where you like. Great wildlife, including bears ,deer, raccoons, bald eagles, humming birds, and all sorts of other weird and wonderful critters. No poisonous snakes or creepy crawlies in Nova Scotia either. How do you get there? www.flyzoom.com and www.canadian-affair.com fly from London Gatwick to Halifax Nova Scotia Canada for around £250 return. As long as you can show you have a return ticket you will have no trouble getting through customs and emigration officials. It is just a six hour flight. Hire a car and then drive two and a half hours down the empty highway (101) to Bear River,Marshalltown and Digby, What is the buying procedure there? It is very safe and reliable unlike Spain or Bulgaria. If you like the property you see and want to proceed with the purchase the first thing you do is find a local lawyer/ solicitor to act for you. He will ask for 10% of the purchase price as a deposit and once received will start doing the searches to your satisfaction. All property deeds in Canada are recorded into the new registry system 0n the Internet and is backed by the Canadian government. This system enables property to be bought and sold within three weeks start to finish when the completion balance is due. we can recomend any laywer in Digby they are all very good. When you come to sell, a capital gain tax of 25% on your profit only is payable to the government if you do not emigrate and are still a seasonal resident. If you get citizenship and it is your main residents there is no tax to pay!
