Hello There I am selling my Mid Terrace Victorian house ( Circa 1880) In Dunstable, Beds, UK. Very good main links to motorways North & only 30 minutes from London, also Dunstable is surrounded by stunning beautiful countryside and only a few miles away from Dunstable Downs, gliding, country walks, Whipsnade Zoo, Canals etc…I am a genuine person and I will try to write down all the facts that I know of my house. My plan was to make the house perfect, basically it need the garden doing, one wall in the cellar was damp (easy job) and just make it all sound. Due to work commitments I just have not had the chance to do all the few small jobs in the house. I now have a new position at work and I am leaving the UK to work abroad. The House: On Sale beginning of 2008 for £145.000 I bought it for £140,000 Downstairs: Front entrance into Porch 4’ x 4’ with internal door into: L shaped Bay window Lounge with working real fire (chimney inspected & swept this spring) 13’ x 12” with one radiator at largest points. Leading to: Inner hallway with solid side latch door, brick stair case leading to Cellar 14” x 12” with period arch? Think it may have once been fire place. Bricked up window grrrrrr!!! Large radiator to side wall about 6’4” head room. Inner hallway also leads into: Dining room 13’ x 14’ Radiator, Large period feature working fire place ( chimney inspected & swept this spring) window to Garden. (stairway in corner of room, buit above cellar stairway and in between front and rear downstairs rooms) Door way leading to: Kitchen 10’ x 9’ good condition fitted kitchen with side window and rear entrance door to: Garden about 15’ x 40’needs a little work. Gateway to alley way. No access from neighbours through my garden. Upstairs: Stairs leading to landing & upstairs hallway turn left into: Bedroom 1 15’ x 10’ large bedroom two front aspect windows each with radiator underneath blocked in fire place (easy to open, replace and get working as chimneys in really good condition) period built in wardrobe to one corner ( I have a king size bed that almost looks lost in this room. Doorway leading out to: Upstairs Hall way 15’ x 2 6” (upstairs is 2’6” wider than downstairs as goes over the alleyway ) Doorway off of upstairs Hall leading to: Bedroom 2 again large bedroom 10’ x 12’ window to garden with radiator under, built in period wardrobe, blocked in fireplace (easy to open, replace and get working as chimneys in really good condition) Doorway back into upstairs hall, at end of hall door way & down step into: Bathroom, large and wonderful (one of the reasons I fell in love with the place) bathroom, 10’ x 10’, radiator, white 3 piece suite frosted window to rear garden, plus further built in cupboard space 8’ x 2’ containing hot tank and lots of space, half sloped ceiling. Entrance to fully floor boarded loft with retractable ladder via upstairs hall way. H.I.P. report completed This property has lost the value of £13,000 in the last 18 months. The experts say that the market has bottomed out now and all property will start to slowly increase over the next two years. At the time of putting this house on ebay it is advertised on rightmove at £119,950, just over £5,000 below market value. If you look at all other property in Dunstable this is by far the biggest bargain there for future investment, renting or as a secure first time purchase. Now for the punch line: Any inspection is welcome by whatever experts and valuers. If the market was to carry on being just as bad for another 18 months you could still get your money back.
