About this 1 - Barn Conversion

The Milheiriças farm is located in the municipality of Rio Maior, between the village and the villages of Azambujeira Malaqueijo and Alfouvés. It belonged to D. Henrique Carvalho, 4th Earl of Soure, lord of Azambujeira scion of Patalim, the Council of His Majesty, was the provider of the works of palaces, country houses, monasteries and hospitals real, Commander and Captain-General of Castro Marim, and captain of horses in the province of Alentejo. It was still Commander of St. Peter Soure, Santa Maria de Beselga, Pias and Santa Eulalia Fast and Juncal. Remained in the family and commendations over the provider of the Works of the Royal Palaces, and have served other roles, notably that of overseer of the royal house, as well as senior military posts. The farmhouse was built in the seventeenth century and included an area of hundreds of hectares. On the hill opposite the fifth is still visible the ruins of an old mill, built by the Earl of Soure, designed to grind flour to make bread for the many farm workers. Also in the last century Milheiriças (it has nothing to do with Arneiro das Milheiriças) was one of the largest farms in the region and one of the few that had teams of oxen to assist in field work. With the passage of time, the estate was being divided into plots, and the pretty house-mother. We bought about two years, the last installment was definitely not yet ruined and we have devoted our free time to retrieve it in order to make it our master house. It has about 7000 m2 of land, bordering the valley with a stream. As can be seen in the images, which illustrate the contrast between the state farm at the time it was acquired and how it is currently, the work and investment were not minor. The built up area of the farm is developed around a large courtyard with two levels: it consists of a two-story house ground floor and several annexes. We decided to start construction by the attachments to be able to create living space in the fifth with greater speed and economy to begin recovery after the two-story house. The farmhouse has a mine (spring) that has been cleaned by us and remade the whole supply chain and its plumbing. We created two wells with concrete pipes with 1 and 2 meters in diameter, near the mine and near the house. The water is decanted from the mine in the first well, with 16 feet deep, and then piped to the second well, with 22 feet deep, and the fountains and ponds. The wells have cemented the bottom and the whole structure is covered with blanket of geotextile rot, which gives a water always clear, even in times of torrential rain. The water is potable. The well supplies the largest house through an electric pump. The fifth has two sources abroad (flowing water throughout the year), a stone basin in the courtyard and a large irrigation tank on the side facing the valley, all fueled by water. From this tank there is irrigation tubing to allow you to install drip irrigation, or continuously, for a future vegetable garden or orchard. All the main conduit is underground and is more than 2 meters deep. The level of building the entire North attachment has been completed: an attachment (with bedroom, kitchen, bathroom and hallway with fireplace / stove), a laundry room with drying interior, entrance hall, porch and garage. There is another bathroom, where you just need to put health, and a lounge for towing. In the west there are two other large attachments whose walls are now consolidated with concrete columns and structural beams. The ground is already well cemented. The beautiful stone arch has been consolidated with a concrete beam connected to the structure of the annex contiguous. Were reset to the original stonework of the parts that were crumbling. The two-story house has not been intervention, but we have a budget of around € 45,000 which includes: Remove all the debris inside, leaving only the walls, and rebuilt the house to the outside plaster, construction of a concrete structure, with shoes pillars and beams embedded in the thick stone walls, board the r / c and first floor, roof and plaster. The houses are of stone and tuff and so it was necessary to strengthen the entire structure in order to support a modern roof with tile type Lusitanian. All this reinforcing structure was hidden inside the walls so as not to spoil the overall aesthetics. We used special mortars, compatible with the old building materials to get a good ligament between the materials and prevent future occurrences of salitragem by capillarity. All the walls were plastered with nylon net pad to avoid the appearance of cracks. Almost all the walls are between 40 and 50 cm thick and in some cases more than 80 cm, which gives a great home insulation, sometimes difficult to achieve with modern materials. Annex which currently inhabit was covered by a roof of beams reinforced with treated wood, silver screen (reflective) insulation, polyurethane insulation boards and ceiling rabbet of tablets, cones, as used traditionally. All floors of the houses was covered with at least 30 cm of coarse gravel and broken tiles, and isolated from soil of land by a geotextile blanket rot. We put the drain pipe with a diameter of 15 cm around the perimeter of the floor of the houses. All electrification is new: wiring, piping, painting, breakers, sockets, switches. The floor of the annex is Revigrés of porcelain and the garage and adjacent areas is cement with iron oxide (mixed in the mass) as it was before. The tufo stone walls and interiors have been brushed, washed and grouted with cement mortar, lime and Arrouquelas sand, texture and color similar to the existing, barely noticing the intervention. It was all protected by a layer of protective material, finished with a very discreet, but that prevents the crumbling of the tufo stone. The frames of windows and doors is iron, with thermal (insulation inside) and has double glazing. We have saved large amounts of tufo blocks and old stones to continue the restoration of the farm: some stones belonging to the altar and the tombs of the ancient chapel, bearing dates of 1700 recorded. The farm is near a paved road in very good condition, linking the Malaqueijo to Calhariz. It is located about 2 km from the entrance to the A15 (Santarém-Caldas da Rainha) and 15 km from Santarém and Rio Maior. Traveling the A15 / A1 arrives at Lisbon in 35 minutes. You can also fly the route on secondary roads: Almoster, Carterton and enter the A1 Loaded (and pay just € 1.20 toll in grade1): in this case the trip takes about 45 minutes to 1 hour. It also exists in Santarém train every hour to Lisbon (Oriente) for about 5 euros (regional) and a duration of 1 hour away. In the west, near the houses, there are two huge walnut tree and produce excellent nuts (about 3 bags per year), also provide an excellent shade. We have planted several trees, some of them have good size: sycamore, rosewood, poplar, fig, pear, plum, pomegranate, strawberry, chestnut, magnolia, tamarilho, etc.. And a century-old olive tree. The farm is located in a rural area quite far from "tent", scraps, cattle ranches, or other undesirable neighborhood. The road passes through the estate is very little traffic and is used mainly by neighbors Malaqueijo. In some cars to pass 5 days it's a lot of traffic! In short it is a quiet place! We have a well-designed garden with flowering plants and herbs. As already explained, the farm has its own water, which is a great savings for washing, watering or even to fill a future pool. There's electricity grid. The sewer system was done for us and has an oversized septic tank, with three septa, well two of dissipation and inspection windows. Is made to uncover never need it! Well, and why after all this effort, work and expense we are selling our Farm? Because however, close relatives, by a recent widow, alone and were unable to autonomy, which requires us to rethink everything again and need to purchase another farm with more space, habitable and usable immediately! Life is always preaching to us games ... Better than the more detailed explanations, will make a visit and see with your eyes as you can make in less than two years in a farm full of possibilities. We can arrange a way to continue to follow the rest of the restoration work of the farm, along the same lines aesthetic and constructive, if the buyer feel you need our help for that purpose. As well as advising builders, masons and blacksmiths here in the area who, after two years to "putting up with" our "demands" are already familiar with the fifth. We are selling the farm for 150,000 euros (one hundred and fifty thousand euros), which hardly covers 2 / 3 of what we paid for the fifth and the recovery to date. ORGANIC FARMING The farm has excellent suitability for organic farming. It has plenty of water, the soil is good and is in a state of abandonment for more than 20 years: that is never there modern pesticides were applied. There are good sources nearby manure cow / goat / horse free range, slightly contaminated with antibiotics, hormones or other undesirable products. We have cultivated a small garden with great success. Despite the small size, the production is almost always superior to what we consume. And two "poor" Lisbon guys can never be great experts in horticulture! We use only manure and water. And so far we have only had problems with aphids, which work out fine spray with a spray made with blue and white soap. Lettuce take almost a month to "make up" but they are tender and tasty. Strawberries and tomatoes are delicious. And grow, sprouts, spinach, leeks, onions, carrots, yams, potatoes, carrots, courgettes, cucumbers, peppers, pumpkins, melons, etc.. The fruit trees are treated with traditional "Bordeaux mixture" and protected during the winter of fruit flies using traps with pheromones. Of course we have to share everything with some snails, lizards and birds but he's right for everyone... The wide area of the floodplain along the river, has not yet been cleared of brambles and weeds but it will be a great choice for garden or orchard. The terrain is flat, well drained soil with plenty of humus.
